Do you have credit checks when renting a house?
im renting with my boyfriend (he will be responsible for paying rent) i have a bad credit rating and worried it will affect us being aable to rent this house! Would it be ok if I had a guarantor with a good rating?

Yes. I am a landlord and would always do a credit check as need to ensure that the rent is paid. A bad credit record suggests you have not paid someone in the past so why should any landlord take a chance? What would happen if your boyfriend does a runner or you fall out? Could you pay the rent then? Any tenancy agreement is 6 months for starters. Can he pay the full 6 months plus damage deposit up front? This will put you in a better light and get you started (and get a better credit record).

A guarantor with a good credit history would help a lot but he/she must realise that the landlord will come after him for any unpaid rent and costs to repair damage done.

Yep, you sure will get credit checked. If your boyfriend will be paying the rent, why not rent the house under his name only? However, if you want to rent jointlhy, and you 'fail' the credit checks, you can have your boyfriend (or someone else) act as a guarantor. I did the exact same thing when I rented ages ago.

It's not just the credit score that the agency will look at though, they will also look at your previous 3 months bank statements...if you do get a bad credit score, but they can see that your outgoings are less than your incomings and that you are 'good' to pay the rent then they will take that into consideration too. However, they will be looking for your ability to pay the WHOLE amount of the monthly rent and not just half of it. This is in case one of you defaults on the rent, they need to be sure that the other tenant has the means to pay it all.

Yes, but the credit reporting agency is only allowed to give past addresses and personal info of that nature. They don't get to see the actual credit report with your accounts (or they are not supposed to anyway).

There are many landlords that don't do credit checks.

As owner of rental property company, you and your boyfriend would be required to have credit checks as well as eviction checks and a criminal background check. We are very strict with who we rent to, although we do give a break if the credit score is not good. We look in detail to see why you got where you are with your credit history. If you had a guarantor, that person would need all the above checks as well. I don't want a drug dealer paying your rent. Our policy is we rent to no one who has a drug or sexual conviction..... PERIOD!

Some letting agents do credit checks as they want to be sure they will get their rent. You may need a guarantor just to satisfy the credit scoring criterion.

Really depends on the company you rent through. If you rent privately ( say through an add in the papaer) they only usually ask for job references etc., but a rental agency will do a credit check

Yes, you will have to get a credit check. We checked credit for people renting our house. But, it is not so much your credit score they are looking at, but your eviction history, if any. If your bf is responsible for the rent and he has better credit, you may want to tell them that he is the one paying rent and you're just living there.
