In todays market you need a strong stomach to be a broker. Lots of R-O-L-A-I-D-S helps too!
It also requires a broker's license, which at least in California, will take you 2 years after you get your sales license. My advice, pick a different profession until the market calms. |

A mortgage broker is successful by being able to bring in new clients who need loans, not math. It helps to be able to do basic math, but most of the calculations are done using computer tools, such as a spreadsheet or financial calculator. You should be intelligent enough to know if the answers provided by your tools are correct.
To quote a customer a loan, you look up the type of loan and the price sheet shows the rate. Next, there are a few numbers you add to or subtract from the rate in order to get the final result. For example:
the basic rate for a 5/1 adjustable mortgage might be, say, 6.500% with 0.00 points. If the borrower has a good credit score, you might be able to to subtract 0.125 from the rate (new total: 6.375%). If the borrower wants an interest-only option, maybe you add 0.25 points (new total: 6.375% with 0.25 points).
Can you do that math? If yes, you are qualified to be a loan officer! If not, learn how to add and subtract and then, guess what? You'll be qualified to be a loan officer! Unwilling to learn how to add or subtract? No problem-- every loan office has assistants called "processors" who will do it for you! Woo hooo! (or, for this website, Ya-hooo!)
If you are reasonably intelligent and, more importantly, good with people and want to help them in an honest way, you will do fine. |
