Honey, PLEASE don't listen to the folks on here who are not up to date on the current mortgage market. I am a Realtor & Loan Consultant in Tennessee. There is no such thing as 100% mortgage or 80/20 programs any more. You don't say much about your credit, so I can't be too specific, but SOME conventional lenders will go as low as 3%, most are 5% and some have moved to 10% downpayment. FHA minimum is 3%. There are still some DP assistance programs out there like Ameridream, but the seller has to agree to pay the downpayment into the program for you, along with a (comparatively) small fee. If you are doing an FHA loan, your credit score has to be above 620 to participate, even though you can qualify for a loan at 580.
It really doesn't affect your interest rate alot until you get up there in your DP %.
As a professional who cares, I always ask any of my clients these days to think long and hard about owning a home if they don't have the means or desire to put some cash on the table up front. It's expensive to own property, and if you can't come up with a downpayment, are you sure you are going to be able to pay for a new central heat & air unit, etc. As Dave Ramsey says, Murphy will move right in with you as soon as you over-extend yourself. Get in contact with a reputable Mortgage broker or bank in your area to discuss your unique situation & see what's right for you. You shouldn't have to pay for advice. Good luck!

First time homebuyer looking for 100% financing. Ha ha ho ho hee. Never happen friend. Think about 10% down. 20% is better. You'll shed the PMI requirement at 20.

In this market you do. They used to have 100% financing but that stopped when foreclosures skyrocketed and the market slumped

Yes you need a down payment. There are ways you can get assistance so the money does not have to be yours. I own a mortgage banking company so here are some of your options.

100% - Financing, they stopped in July of last year.

80/10/10 - Still available if you come up with 10 %!

Your best bet. FHA. On FHA you need 3% down. The 3% can be a gift from a family member or you can get assistance from a first time homebuyer grant from your city, county or state. It is actually pretty easy!

Or, if you want to buy a bank owed property and it needs repair you can secure a 203K, put 3% down, still can be a gift or pruchase program, but get this...you can finance any repairs as long as there is a minimum of $5,000 and up to $35,000 in repairs needed. And....if you can not live there while the repairs are being done, you can finance up to 6 months payments, Sweet, hah?

No, but you'll have to pay for PMI which is private mortgage insurance which adds about $10 per $1,000 financed to your payments. Typically, once you get to 20% loan to value, you can request your PMI be dropped.
