I'm a licensed Realtor in Missouri, and as a buyer you would not be required to pay any commission as the seller's agent splits the commission with the buyer's agent. The only time as a buyer you might have to pay a commission is when the home is for sale by owner, and the seller has no Realtor.
In my opinion, a buyer who is not familiar with contracts would be in better hands by having a Realtor represent them. They can help you negotiate the price, negotiate inspection time allowed in the contract and help you to keep up with contract requirements. Your Realtor can actually save you money in the long-run because it is something they do everyday. |

A realtor gets a commission based on the cost of the home.Yes, getting one is worth it. If he screws up, he probably has errors and omissions ins which would pay for any costs incurred because he screwed up.
Without a realtor, you could screw yourself big time and could cost yourself big dollars. |

I've seen HORROR stories where people who are NOT educated in contract law try to do real estate sales (which are contracts) go horribly wrong. Get an EDUCATED realtor, not someone who only cares about the commission. Check his/her education.
I've gone the EXTRA distance and gotten my Broker's license, which is like a PHD in Real Estate. I also have a GRI which is a ONE year education program. Graduate of Real Estate Institute. Also have an ABR: Accredited Buyers Representative and an SRES Senior Real Estate Specialist. Think getting all these was easy or cheap? Not on your life - BUT I know MORE than MOST all agents or brokers out there and I make sure my clients are WELL taken care of. |

NO, you do not really need a Realtor- however when buying a home it is always advisable to have one (Realtor). Negotiations can be tricky, asking for insurances IE home warranty (do you know who would pay for this) if you answered no then YOU NEED A REALTOR. You do not PAY anything for an agent to represent you and it is always in your BEST INTEREST to have one. |

Of course you can do it alone. I, however do not advise you do that. A good, experienced Realtor guides you thru the entire process. From making sure you are working with a reputable lender, offering the right price, getting the right inspections done and by the right inspectors, warranties, negotiating on any needed repairs, getting the right title, making sure everything transfers properly, to the exchange of keys and beyond. You may be asked to pay a buyer's Realtor fee but that is not typical in most states. That would be disclosed prior to working with them so don't worry about a "surprise" at the end. Good Luck! |

When purchasing a home a Realtor is paid by the seller so you don't have to worry about that. If you are not familiar with a purchase and sale agreement, contingencies, title, and escrow you might end up missing something a real estate agent could have helped you with. Also Agents have access to many homes both in the paper and on the MLS. I don't see why you would not use an agent. |

Personally, my realtor was a waste of skin / time / money... as are 90% of them, imho... That being said, I DO suggest you use one... Ask friends for referrals and ask any potential realtors (your buyer's agent) to come to your house and meet you... explain that you're shopping for a buyer's agent... You can weed a lot of the USELESS ones out right then! Interview 5-10 of the ones you like and pick from them... You are paying this person a LOT of money (and yes you DO pay, in inflated cost of the house) so treat it like any other job interview! It's a buyer's market right now... use that to your benefit! |

If the home is being sold through a broker then you have no choice but to deal with a broker to some degree. If you are dealing with a homeowner selling on their own (For Sale By Owner), then the broker is optional. Obviously, in this case you would be paying the broker's commission - the seller would have no ties with the realtor.
At the very least, a lawyer should be consulted. A home purchase is a very complex transaction that needs to be handled with some degree of knowledge through to the closing process. That doesn't require a realtor. But someone versed in the legal matters is appropriate.
P.S. My wife and I bought our home without a realtor. The seller hired a lawyer.

Of course you can go to the bank that way. to help you --the realtors don't charge you for anything to help fing a place but they want you to pay closing costs. The realtors charge the people they are selling the house for a fee to sell |

Realtors are bigger waste of money than used car dealers.
You can do EVERYTHING a Realtor can do for you and in less time. Most real estate sales people live on the commission that hasn't closed escrow yet, so they are always desperate to do a deal. Tis is not always to your benefit. Do your homework, do the deal, save the money. |
