It will depend on the customs in your area. However, if you live in an area where it is typical for the seller to pay both the buying and selling agents' commissions, not using a realtor on your side will net the seller more money (seller would only end up paying his own agent's commission).
Say you buy a house for $100K. If each agent got 3%, they would each get $3000. So if you had an agent and the seller did as well, $6000 would come off the sales price. The seller would get $94K (minus any of his other closing costs and loan payoffs). If you chose not to have an agent, the seller would only pay his agent $3000 and would get $97K (minus any other closing costs and loan payoffs).
It really benefits you to have an agent. You are taking a loan out for the same amount regardless, so by using an agent you have someone working for YOU and you aren't losing any money on the deal - the seller is. That is why many buyer's agents will tell you that it doesn't cost you anything to use them. |

If a seller has hired a real estate agent to sell their home, usually the contract between them states that if the home is sold while under contract, the agent gets the commission even if they did not bring in the buyer. If there is only 1 agent (the listing agent) they will get the full (usually 6%) of the sale.
Will the buyer save money, not likely.
You best bet would be to contact the listing agent and work with them on the sale. Knowing that they will get the entire commission, you may have more bargaining power when it comes to your offer, but only if there are not multiple offers on the property. Multiple offers mean the highest and best will get the house.
With multiple offers coming in, often the seller will wait it out till they get a really high, possibly even higher than asking, offer.
On the other hand, if the home has been on the market for awhile, 3 months or longer, you have a better chance of making a low offer and getting the house. You can always ask the listing agent, after your offer has been turned down, if they can help the deal along by lowering their commission a bit.
This is often done to close a deal. |

The seller pays the realtor on both ends so your not saving yourself any money by not using a realtor. If your selling you could save. Check otu loanhomeonline.com/findamortgage for financing if you really want to buy it yourself your not savings yourself anyting b/c you woudl't pay anything anyway but also the listing agent would recieve commission for both sides of the deal and they cant really wrok their best for both of you, they will favor one side. If you buy from someone selling fsbo you could do it yourself but you'd still have to hire a real estate attourney. |
