Do you think is is an invasion of privacy if .....?
a land lord comes to your house to collect rent? My townhouse was sold after I signed a year lease to another owner. The new owner sent an "agent" to my house to drop off a letter stating who to make the check payable to and envelopes with an address on it. The agent showed up at my house at 9am on the 5th to collect the rent which I had until 5 pm to pay. I was embarrassed b/c my neighbor happened to over hear the conversation and I had company. Not trying to be racist but the new landlord is ariab/ indian and I suspect some distrust on his attitude toward me b/c I am black, female, student and single parent. I voiced my concern about this "practice" only to have a blank stare, and asked what time should he come back! Is this leagal? I am considering moving ? I just feel this is an invasion of my privacy and will create a bad relationship between me and the new guy. (by the way, I have never paid my rent late,but I have to this month due to unexpected terminal illness dx of my cousin)

Yup...you'd get a blank stare from me, too.

What in the world are you thinking? Why do you think it's strange for a landlord to come by to collect rent? It happens all the time. I don't do it myself, but I've had tenants that assume that I'm going to, because everyone else does it that way.

If you call THAT an invasion of privacy, I really think you're a little nuts.

And stop trying to make it about race or gender or anything else. The new owner simply wanted to establish himself with the tenants and make sure he gets paid on time. This is perfectly normal behavior, and you're behaving crazy about it. You are WAY over-reacting!

Well, if he is the owner, I'll bet the law allows him to do as he pleases. If you rent an apartment owned by a larger organization, that will never happen. They will only send a collection agency. They won't show up at your door personally. Wow that's ghetto, but I can't think of anything that the guy did that was illegal. If he didn't get belligerent, and if he hasn't constantly harassed you via various forms of communication, I don't think one embarrassing incident is anything illegal, but yeah, I would be bothered by that, too, especially if he showed up hours earlier than he should've.

It's not illegal, but it's a management technique that isn't going to make any friends as you've noted. I have to agree, just based on the little that you wrote, that there is a cultural influence on the manner they handled it. I'm not sure about direct prejudice, but some cultures are more provoking to our senses than others and I think you've just encountered one.

I don't think it's anything you can prosecute legally, maybe the new owner was feeling especially cautious, since it was his first paycheck to collect. Just let them know you don;t appreciate the interruptions, and have always paid on time.

I don't know what state you live in, but... most staes have what is sometimes called "A Covenant of Quiet Enjoyment" which is meant to prevent harassment of tenants by landlords. The place you should check with first is your state's Department of Housing and Urban Development (HUD). Most states take these compaints pretty seriously and sometimes offer mediation services to help communication flow between landlord & tenant. It might be best to get this taken care of up front before it becomes a much bigger problem. Also, you will have documentation from the agency to prove you attempted to remedy the problem amicably.

Every one should feel secure from unnecessary intrusion in their home. Good luck.

in some places it is law that the landlord has to give 48 hours notice at the very least... just guessing here,, i;d say the u.s is the same.

check your laws in your state....

Check out the Fair Debt Collection Practices Act. It regulates the conduct of anyone trying to collect money including the hours, rude behavior, embarrassment, disclosure of the fact of the debt to others. The act provides for attorney's fees to be awarded to the winner in court, so attorney's love this kind of case. Search for an attorney in your area to take your case. I do them myself in Florida.

No, it's not an invasion of privacy if you opened the door. Now if he opened the door, that would be a different story. ;)

What he did wasn't illegal. Maybe he was just introducing himself? Anyway, if he shows up on the first, then let him know that you will mail or hand delivery the rent every month.

Anyone can knock on your door, even your landlord. The only thing a landlord cannot do is entire your premises without notice. If you had been late and he just took over ownership, he was probably just protecting his assets. Every state has different property laws, so you might look up the laws in your state.

An invasion of privacy would be his agent entering your house or opening your mail, but knocking on the door to request a rent payment is not invasion as far as I know.

In many apartment complexes they will go door to door to give notices on any new policies or work that's going to be done.

I am a landlord and I make it my practice NEVER to go pick up rent.

I doubt if he is meaning to be invasive, it may be something as simple as wanting to get the deposit to the bank for that day's posting to the account. Next time just tell him "I'll drop it off." If he presses for "when?" Just say," I have until 5. It will be before then." But make sure you do what you say.
