NO! Real estate values are still falling. Wait at least one more year... probably 2 or 3. |

Yes, with the huge number of foreclosures, those people have got to have somewhere to live and they obviously aren't going to be buying another house, so the only option left for them is to rent. |

No. But it is a good time to buy rental property in the midwest. If you don't live there, then find a good property management company in the area and pay them to do the work for you. |

In my opinion you should only buy rental property when it can support itself. If you can buy property cheap enough so that the payments (including principal, interest, property taxes and insurance plus something for a few repairs) are lower than the rent that you will be able to collect easily, then you should buy. I am able to to that on some homes here in Texas, I am told you can't do that in California. What are you finding is true? |

If the area has good rent history and the property in question is reasonably priced, then yes. |

You can always feel the market has fallen to an extent and once your mind says it is worth go ahead and invest, Cannot wait indefinitely to get to the bottom and by the time you realize it might be sold out.
As long as the location is good and your feeling is right go ahead. In normal the prices drop and get settled at slightly higher than the bottom and you may not loose.* |

Yes, depending on the area of California. There are some good deals to be had, and people facing foreclosure are going to have to rent while they rebuild their credit.
Make sure you can rent the property for enough to cover your costs, plus some money put aside each month for unexpected expenses. |

Only if you can buy at a DEEP DISCOUNT AND the rental covers all expenses.
Not likely in this market. |
