Do you think that 300 bucks a month is a huge difference?
Like, I have these two homes I want to buy, not both just one.
The first one is nice and would be about 2200 a month.
It has 3 bedrooms, no finished basement, and 2 baths, around 2200 sq.ft.
The second one has five bedrooms, fully finished basement and a deck and large yard, and its monthly payments would be about 2500-600.
It is about 3000 total sq.ft.
That seems like alot of money but I live in Alberta, Canada.
The second home is in an Estates neighboorhood.
It is also 485,000 where its being sold. However where I live right now a house like that would be about 600,000 and higher.
What should I do?
I am putting 25 percent down and money is not a huge issue.
Additional Details
Some months I make about 10,000 and others about 3000-4000.
I am just worried if I dont get good jobs and cant pay, although I suppose with the higher paying jobs I could pay up a few months ahead, does this sound like a good way of doing things?

If you are interested in it for re-sell value, go with the smaller house. Pump the extra 300 into the payments anyway and pay off the mortgage as much as you can.

If you are interested in comfortable living and not planning to move, buy the larger house.

The most important point that you made and think most missed was that you have an irregular income. Some months is more than others. Do you really need or want to stress over a few hundred dollars/month just to have the bigger house. I guarantee it you will not enjoy your home if you are stressing every month about your monthly payments.

In my opinion you should not be buying a home BY ALL MEANS, with your heart because that is where you get into trouble with your wallet. You should ALWAYS buy a home with your wallet and not your heart, always buy what you need NOT what you want if this is your first home.

If I am incorrect in the assessment of your situation and your income is more than enough to pay the extra with no problems than by all means buy your bigger home.

Also paying extra to the loan every month is a GREAT and the BEST way to build equity. Good luck

sure per month it's not bad, but how about per year?3600 seems like a good amount of money, considering its every year for the duration of the loadn, 3600 over what youd pay for the other one

It depends on how much you make, but yeah $300/month is a lot. However, it's all a matter of what it's worth to YOU. I would rather spend the money to get what I want, rather than settle for something that is below my expectations.

go for the bigger, better home if you can afford it, but also check to see what the utilities will cost per month, on average. this may make a bit of a difference!!!

also fyi: you can't "pay up" on the next month's mortgage note. you can send extra money with your payment each month, and apply it to the principal, but sending this extra money one month will not reduce the amount due the following month!

300 bucks a month is not a huge difference if you got the money.

and the money to fix up a house that is unfinished too because it might run into more money.
