It all depends on the market you are talkin about. For instance, in my local area, the home values have steadied. There are even some houses people are trying to out bid each other on and now that the prices are in the range people in my area can actually afford, things are getting better. I've had 4 houses sell in my heighborhood in the last 60 days. Now its not what it used to be but there are clear signs of a rebound. However, there is an area a few hours from here that is still seeing declining values. Being a real estate investor I keep a close eye on areas like that. Once I start seeing active purchases occuring over a 3 to 6 month period, it usually gives me a good idea of what is happening in that area. If the sale prices are sparce and with declining purchase prices, I know there is still a ways to go. Now if I am seeing several sales all around the same price in that area, I know that the area is recovering and I might want to start looking at property a little more heavily.
Something the news and most people will not tell you is that investors are buying properties like crazy. Everything is on sale! Some people will tell you that the market will recover by 2010 or something like that. These people aren't sophistcated real estate investors. What are they psychic? Where were they a couple of years ago to warn us about whats transpiring now with the real estate market? LOL.
There are usually a few real estate investment groups in your area. Speak with them as they will be more in tune with your area. You can talkk to a real estate agent but make sure they invest in property themselves. Most real estate agents are interested in getting a commission and may not be looking out for your best interests.

I think it depends on where you are. I see signs of it here in Minneapolis area. But damn, we've really taken a hit in values. This situation has taken all the fun out of my career and in the end will most likely take my home as well. |

I think it will end when the media decides it will end. I strongly believe that the economy is driven by the media. Think of it ithis way. When real estate was appreciating at 6%, where did you hear that? On the news, in the paper, etc.
Then you say, "why now is an excellent time to buy a house" because I can make money.
The cycle continues.
When the media stops talking about the demise of the real estate market, the market will level out. |
