Sounds like you will be a good match for the landlord. b/c you and your husband can make the rent payments. Landlord's don't typically care what you will do with those bedrooms, as long as you dont destroy their houses. What the landlord cares about in selecting a tenant is their background. DO you have good credit? They also have to determine if you can afford the rent. A landlord does not like to evict people, it costs them money and a lot of hassle to evict people for non payment and then having to pay more monies to fix their homes in order to lease their home to another tenant.
Offering cash was also a good sign of faith for the landlord. The landlord needs time to evaluate each applicant, and check their backgrounds. SO, I don't think you should call him/her just yet. GL |

I think you're a good match for him. Fewer people/kids is usually preferred (provided they are not bound by some kind of law) because this usually means less damage to his property.
2 applications is actually very few.
I usually don't like those "I'll will make a decision by Monday". (How hard is it to pick between 2 applicants, c'mon?) It means there is nothing wrong with you or your application, but he advertized somewhere else for a higher price and hoping to get someone for a higher price and now is just buying himself some time.
I had a landlorn string me like this for 3 weeks (!). I filled an application for $650, she ran a credit check and just kept postponing and postopning and then said, "I pick you, you're my top choise" and gave me a lease to sign for $700. Her argument was "I found someone who is willing to pay $750" I turned down the deal even thoug I liked the place.
Stay positive, but keep looking at classifieds. |

at 4,100.00 gross a month income - start packing cause he is gonna rent it to you and the rent is cheap . Where i live 2 bedroom apartments go for $$2,000.00 a month and up . If you have 9,000.00 in savings you should look at buying a house for the tax benefits and plus what you are saving in fuel costs you can afford a home easy unless you have bad credit . |

I would rent to you. You sound like stable people...and who cares if you only have one child...there could be more on the way. I wouldn't think he would even consider that. He should be concerned whether you're going to pay your rent and whether you will take care of his property. Good Luck! |

If you have decent income and money in savings why rent when you can buy?
Tough to say what the landlord will decide. There are so many factors that are out of your control. You'll drive yourself crazy thinking about it.
Don't call him. He said he'd give you an answer by Monday. If you start bugging him now, he may think that you will be a pain in the butt as a tenant. |
