It will deduct from your value. As it is not affixed to the property it can not counted as an improvement. It has no positive value.
It comes with high maintenance costs, and unreal insurance costs. People will be calculating the costs of removing it (which will not be cheap) and repairing the landscaping into any estimates. They may not offer at all if the bank will insist on counting the insurance costs into their debt while deciding to give them a loan. |

An above ground pool will do little if anything to enhance the value of a property. In many cases they actually REDUCE value, unlike an in-ground pool. (And in in-ground pool will never increase the value by the amount it costs to install, but that's a separate issue.) |

If it was in-ground, I'd say it depends on your local market, but if you're talking about an above ground pool, the answer is unlikely.
An in-ground pool is an asset if your local market expects it - ex: Sourth California. In other markets, they're often viewed as safety hazzards (who wants to worry about a child falling in?) and a major pain in the *** because of the maintenence required. Never mind that nasty sour spot they'll leave in your yard when you take them down.
If you plan to live in the house for some time and are willing to take it down to sell, go for it. Otherwise, use your money for buy a pass to your local public pool. |

I am in real estate in the North Texas area. Pools are very popular here. But at best an above ground pool does not detract from the value of a home. Sometimes they actually lower the value. In thirty years I have probably seen one, maybe two that may have added slightly to the value (they were new, had a wonderful deck). If you are selling the house in a few years and you don't want the pool, I would remove the pool and re-landscape the area now. |

This is what I have done when I have sold homes that have a pool.
I would put in the MLS listing: "Seller to give buyer the option of purchasing property with 26' above-ground pool, or seller will remove and reseed ground area."
That way the seller knows that they will not have that expense on them....especially if they have children, but a single person may want the pool.
However, if the pool is old and in bad condition...get rid of it.
PS: MarySue is the only one that is correct...whether or not a pool will add value is LOCAL in nature and can even vary further by neighborhood. There is no automatic "decrease" or "increase" in value. |

An appraiser will give you ZERO value as it is personal property and can be taken with you when you sell. How ever an in ground pool does add value.

Depends on the buyer or potential buyer. Value is determined by individual people on what they will pay, until the property is actually sold it is unclear. None of us here plan on buying your home so we can't give you the correct answer only our best advice. If the potential buyer thinks an above ground pool has value they will appreciate it and MAY pay more for it, if they don't like the idea of a pool than it could bring the value down.
You have to look at recent sells in your area and see if you can determine any pattern form that. This is a guess at best but it is the best way to make that guess.
ADD: I don't think we are a talking about appraised value but even if we were they would take into account local comps. If those comps are higher or lower on homes with a similar pool than appraised value would also be affected.
Keep the pool for now, enjoy it. When it comes time to sell than worry about it. |

Swimming pools do not increase the resale value of a home because of the maintenance and the safety laws (like fencing for children) required with the upkeep of a pool (even an above ground.) A spa however does increase the resale value. If you want to buy an above ground pool and take it with you when you sell the home there should not be a problem with that unless there are state/city laws prohibiting the removal of semi-temporary structures.
