Does a fence increase the value of a house?
I live in a newer housing community in Virginia and I've been wanting to get a dog, but won't unless we get a fence put in. We'll only be living here for 3 more years so my husband doesn't want to spend the money putting a fence in, but I told him I though it would raise the value of the house. Is that true?

Also, this neighborhood seems to appeal to families with young children. There are also alot of pets in this area. ( I attend the local veterinary school)

A fence adds VERY LITTLE value to a home. A built-in cement swimming pool takes away value from a home.

Basically there are only three things which add substantial value to a home: Bedrooms, Bathrooms and Land.
Family rooms, decks, an extra garage, finished basement [without a powder room or 1/2 bath], do not aqdd much value to the value of a property.

To confirm what I wrote, you may want to call a local real estate office in your area and ask the same question. Perhaps there are additional items which add more value to your home.

An attractive, well-maintained fence can increase the value of a house, but not necessarily as much as it costs.

Chain-link fences are not considered attractive and may actually decrease the value, although they'll serve the purpose of containing pets or kids, or keeping visitors out of a pool or other "attractive nuisance."

Vinyl fences that look like wood but require no repainting or staining provide privacy and lasting good looks. Naturally, they're the most expensive.

It can, but having a dog can actually decrease the marketability of the house a bit (i.e. allergies, waste issues, etc.).

It depends on what type of fence. A privacy fence in the back yard would ad around a $1,000, but can cost $2,000-$3,000. Compared to a similar house without a privacy fence. A privacy fence in the front yard may bring the value down, it all depends on your market area and market reaction. You have to remember you don't get dollar for dollar on an appraisal.

The answer is yes, but not as much as the fence will probably cost ;-) The better answer is if you are in an area that has lots of kids and pets, it will increase the saleability of your house when you put it on the market.

If this is just for your dog, have you checked into the invisible fence products? I'd research that, but with the family atmosphere you have going on, a regular fence is the best option for when you re-sale. if you have a post hole digger and some sweat equity, depending on the size of your yard, it won't be that expensive.

Also, make sure you don't have any restrictions about what kind of fence you can put around your yard. It would be shame to spend money on chain link, if restrictions only permit wood or iron.

First of all in response to the guy that said a swimming decreases the value of a property!!!!!!!!!!!!!!!! WHAT???? that dude is crazy. Whenever I call my appraisers for a comp search, they always ask if their's a pool... because the value would be higher.

A nice rule of thumb to use when you choose to do home improvements is to ask yourself this question:

"If I was shopping for a house, would this improvement motivate me to buy the house, make me dislike the house or be indifferent?"

Chances are in the case of a fence based off of what you mentioned already, a fence probably holds more value in your neighborhood. I know that as dog owners, we would prefer to buy a house with a fence, but if we fell in love with a house that didn't have one, we would just pay to put one in. Fences are not nearly as expensive as say a pool or a deck so it probably wouldnt' motivate me one way or the other unless the rest of your house had neat upgrades.

If it is a nice fence it will raise your property value as well as the neighbor's property value.

My husband and I are currently looking for a home in a neighborhood similar to what you are describing and we want a home with a fence. It is more private and makes the backyard better for entertaining and for children and pets as well.

Some and some not .. but what i suggest is buy the house without fence and then install a fence it will cost alot less and you would be more free to choose the specific type of fence

No a fence shows miss-trust in the neighborhood. That's why some suburbs don't allow them to be put up in the front.
