Does a house go up in value faster and higher than a condo?
I am considering buying a triplex or a condo. Which is a better investment? From my perspective, the condo is simpler and easier to maintain, but is small. The house is bigger and has more possibilities, but takes more money to maintain.

Usually the house goes up a bit faster since there is no condo fee. Thus for a house the monthly cost only goes up slightly year to year (for utilities, insurance and taxes going up) while with condos the condo fee is often high enough and goes up enough that it will somewhat reduce how fast the condo goes up.

However, this isn't such an important factor and condos have other things going for them (often easier to rent and maintain). When deciding which to buy as an investment I'd run a cash flow analysis and equity flow analysis of each and see which would make you more money day to day (of course put expected appreciation into the equity flow analysis). Unfortunately alot goes into a cash flow/ equity flow analysis but generally you just list all expenses and income on a monthly basis and see which makes you the most money. For an equity flow analysis add stuff such as paying off the mortgage and expected appreciation.

If this seems daunting, just do the best you can the first time. It may help and you'll be better at it next time.

The house will always be worth more, and you are buying the land too. It may be more work, but it is worth it. The better investment is land, so therefore a house. Buy a condo or triplex? DON'T DO IT.

It depends on lots of factors, but consider that a house is completely in your control. You maintain it and the property it's on.

If a condo association grows lax, or becomes underfunded, your unit's value will drop even though the part you own is pristine.

some condos come under one roof and with an area that is joined in the center for which there is maintenance like cutting grass, and also paving and then the cost is split between all the condo owners, and there are different rules, etc.

A duplex, triplex, fourplex is something you own and can rent out and it's considered commercial property so it should pay for itself thru the renters payments.

Either way you go you'll have to live near it so that you can deliver notices and take people to court when they don't pay their rent and also maintain it....that is, unless you hire a company to do that for you.. Some real estate companies do that.

I believe houses have much more appreciation than condos. Of course you are not going to compare a condo in Utah to a Single family home in Vegas. There is just no comparison as far as appreciation goes. The Real estate market is local.
Houses have far more benefits than condos therefore in a good market, houses will appreciate more than condos and in a bad market, houses will loose value less than condos.

If you are looking to invest and rent out the unit, the condo might be a little bit easier to rent and maintain.

I don't think there is a big difference as far as apprecitation goes, but I think a single family home will say faster than a condo as there are more buyers looking for them.

Also, keep in mind, condos have monthly maintainence fees, often times as much as several hundred dollars a month. Even when fully paid for, you still have condo dues.

It's really going to depend on the market where you live. Condo sales/values in general have been climbing much higher, but I don't think they've surpassed value growth in houses (at least in the Seattle area). The house will take more to maintain and the condo will take less, but there will be considerable price differences and investments in each.

Well that shouldn't be too hard, if the condo is in a good location and you like it, it would be best to take the condo. In a few years or so when you want to sell it, it will be worth a lot (all depending on the location). The longer you keep it the higher the price will go up. If you buy the house location doesn't really mater as long as you maintain it well and live in it for a few years. If you where to sell the house after 10 years or more you could be walking off with 500k-1mil. So if you ask me I would say that either one would be a good option. All you have to do is make the decision.

They are both considered multi-family dwellings so they will appreciate at the same rate if they are in the same area. But location is the main factor(close schools, stores, distance from the highway, Etc.) You need to look into zoning around both to see what the future can hold for each area.
