Not all states require a notice time to enter. You need to check your local state laws. |

Generally, 24 hours notice is given but not required to do an inspection. If there is any question as to how the house is being kept then they will want to take a look at it.
I generally try my best to provide a minimum of 24 hours notice but every tenant knows that if there is an emergency I or my staff will enter without notice.
Example: a three story apt. building and the dishwasher on the top floor has been leaking all day (the motor stuck and the seal failed). We did not hesitate to check the apts. next to it and below to check for water damage. A notice was left on the doors of the apts. we entered to let them know that we were in and the reason why.
Example: a neighbor of the house in question may have called the landlord to let them know of suspicious activity or perhaps to complain about disturbances or a yard that is not being cared for.
Hope this helps and my best advice is to always keep your house clean and tidy inside and out, that way there is nothing for you to worry about. |

My old landlord would call on their way over to show our apartment, and if they couldn't reach the contact person they would just come anyway. It was awful.
My new landlord can come in to check the thermostat (we have to keep it at 50* to keep the pipes from freezing) but they have to announce themselves and they don't do anything else, and the thermostat is near the door, so it's not a big deal. We knew they would do it anyway, as it's in the lease. If we hadn't been informed beforehand I would be a little bit ticked though. |

A landlord does't have to have a reason to come and take a look at his property. He does however have to give 24 hours notice |

8 hours warning really isn't "last second". If they'd called an hour before, I'd be a little ticked, but 8 hours is usually more than ample to remove any personal items from view and clean up a bit.
If they own the house, then yes, they do have the right to check on it. Most landlords will be a little more considerate, but unless it's specifically stated in your lease, it's pretty much at their discretion. |
