A modular home that is well maintained and placed on a proper foundation system will hold it's resale value. If the home is placed on a permanent foundation it will hold its value better.

Trailors lose value just like automobiles. There is little tax base on trailer homes and most municiple governments shy away from allowing a park to get started.

I liked the Florida hurricane answer. Those folks cannot get insurance on their 1968 mobile home and FEMA won't pay unless they ahve some insurance.

Not at all. As a matter of fact it loses just like a car as you drive it off the lot. By the time you have put it in a park you have lost several thousand dollars. The only possible savings is if you put on paid lot. As your land increases so too your home. But not to the extent that a stick built one does. Sorry

The value of any home depends on location location location. In a rising market yes it should retain it's value. In a declining market no it will not. Usually the gains out weigh the losses

No, they don't do well.
I've been watching the real estate market here, (outside Chicago), and the manufactured homes seem to be listed for quite some time, and come down in price before final sale.
If you're into "flipping" new homes or used homes for a profit, the most sound advice I can give you is:
Buy or build a stick home, be sure it's up to today's codes, including septic or sewer system by having it inspected.
Make sure it's no less than a 3 bedroom, 2 full bath, and in a desirable location with a desirable school system.
