My hubby & I have had our home on the market for almost 6 months now. There is nothing wrong w/ the home (it is always immaculate & sparkly). Nothing is ever out of place & it is very “homey”. I have had sooooo many people ask me why we are even selling. ANYWAYS – We have had about 6-8 viewers w/ a few promising prospects, to no avail. I will say that it is not in the GREATEST neighborhood, but it isn’t in the worst either. I don’t know what is wrong?? My 1st thought was the neighborhood HAD to be the only thing wrong, but the house across the street (comparable to mine – mine even had a few more updates) sold in like 2 months (just last month) and they were asking about $3K less than me. So, my question is: Do you think it could have a lot to do w/ my realtor? I have asked her several times to get me a good faith estimate on the amount we are selling for, but I haven’t gotten it. WHAT’S UP?!?!??! Any suggestions???
We are asking $60K & the home across the street was listed for $57K through a different real estate company. Additional Details One of the promising prospect’s aunt didn’t like the location which is what I was told, & the other wasn’t pre-approved. Everyone ALWAYS gives great reviews, but nothing in writing thus far.
The real estate company I am listed in is up & coming – Locally owned & operated, and only been in business for about 2 yrs. |

Yes, it makes a HUGE difference, however it may be time to get a better realtor. Not all are the same.
1) You listed too early. Buyers are going to see that your house was listed too early and think that something is wrong.
2) This market is down. A lot.
3) Lower your asking price. Compete, compete, compete.
4) Look at your house - get a home inspection and make it attractive. Get a POD and clear out the clutter. Stage it if you must. |

You may need to 'stage' your home for showings. A good realtor will tell you that the description of homey is most likely not a good thing for a home on the market. You want your home to be beautiful, spotlessly clean, immaculately organized and somewhat impersonal as well. You can hire a service to stage your home depending on where you live or you can surf the net for websites. Just remember, most buyers have no imagination-if your house is full of personal items, that is all they see-you in the house and not them. |

As a buyer, I can tell you there is a lot of competition for you right now. The biggest thing that kept us from looking at some properties was their price. About 1/2 of our market is currently listed WAY too high. There were homes we knew we would love, but didn't even look at them because their owners we're asking a realistic price. (Yes, I understand that in this market, the list price is just a start. But we needed to *start* at asking them to come down over $40,000!)
Take a good look at the comps for your area. Is your house listed as one of the more expensive ones?
Drive around to open houses to see what the competition is up to.
Are you home when people are looking at your place? This made up really uncomfortable because we felt we had to make small-talk with the owners and always have positive things to say, rather than be able to ask our Realtor questions about what we were looking at.
Add the words "Not a Short Sale" to your listing. It may sound dumb, but knowing that we would be dealing with real people, as opposed to waiting for a bank, got us to look at homes we wouldn't have otherwise considered. |

SORRY: This is a personal opinion - and it applies too often.
The Real Estate Sales person is only there to sell the house.
The R.E. company provides a service that attracts customers
to property that is for sale. OFTEN THEY PUSH CUSTOMERS
AWAY. Many R.E. companies do little to nothing to find customers.
Their interest is signing papers at closing. (WHENEVER THAT OCCURS).
The sales agent may or may not be a good negotiator. And
they often say "Lower the Price". Finding people that would
see the value in your property is the key to selling it. |

Honey, real estate agents DO NOT provide good faith estimates for a seller....that is something that loan officers that work for mortgage banks provide for a BUYER in regards to their mortgage loan.
It's your neighborhood....that is most likely the problem.
That will kill a deal faster than anything. |

Certain real estate agents will help drive more traffic to your place, but if you say that you had some promising people who didn't go through it may be something else. Some of this could also have to do with the current housing market crisis in the states... if thats where you live. A lot of people are afraid to invest in the lower end housing. |

you have to be very competitive in a market like the one we are in right now. most likley it is the price. i would consider dropping it. think about all of the mortgage payments you could have saved by just dropping the price a couple grand and selling it faster.
its probably not your Realtor. Realtors know the market and who their target buyers are. as long as the agent is putting as much info about your home out there and marketing it as much as possible....their is not much more you can do but look at the price.

oh also, you may want to "stage your house". remove any clutter and personal items. of course you think your home is perfect.....but you have to look at it objectively, as a buyer would. your home is now a "product" not your "home" any more. |

Perhaps your realtor just isn't too interested in selling homes in your price range. Your realtor may "specialize" in selling pricier homes and may actually devote more time to them (bigger selling price = bigger commission). Not all realtors feel that way, but take a look at your realtor's sales record. You may decide to go with the realtor that sold the house across the street, because you know he's familiar and interested in the homes in your area. |

No, the realtor is basically there to set showings and give feedback, do open houses, etc. There is something that you are in denial about....what have been the complaints from buyers or why did those interested people not buy? These are the things the realtor is there for, you can't force someone to put in an offer. |
