In Texas, probably a pool would increase the value, but a pool is one of those low return on investment upgrades. You could spend $30,000 on your pool to have a $15,000 increase in value. (Just an example) Take a look at listings that are similar to your house with a pool and see how value stacks up. |

It could. It really depends on where you live. Some people really want a pool, others don't. People may not want the maintenance, or will have to pass on your home because they have children. If you plan on staying in your home a while, go for it. If not, I'd hold off. |

Some people don't want pools and it might not help when you go to sell your home. They're expensive, high on the upkeep and water bill and you have to clean them weekly or pay someone to do it. What's not to love about a pool? If you have friends that have pools, use their pool in the summer and save your money and headache. |

It depends. I live in MD. We can swim usually from June 1 to mid Sept. A pool in this area doesn't add value and if the price range of the home is in the lower range, it decreases value because of the upkeep.
If you are buying a beach home, then YES, it adds value. When we go to the outer banks each year, we only rent a house with a pool. |

If I were to put in a pool at my house I'd build a pool fence around the pool. My insurance company requires it in fact, i've looked into it. This way if you do try and sell the fence is an added assurance to a prospective buyer.
But if you are looking on adding a pool just to raise your home's value don't do it. It wont help. You're better off upgrading your kitchen or bathrooms to help raise your home's value. |

Not necessarily. Depends on where you live. If you live in a state that is primarily warm weather, then it could. If you live in a state that has winter, it could be a deduction in some cases to your value. |

Check the listing value and selling price of similar to your home to homes with pool and compare.
Many cities have websites that allow you to do this. Real Estate people sometimes do not give you accurate numbers.
Typically, an in ground pool is considered part of the property and thereby adds to the value of the property. |
