Depends on where you want to live and what climate..and since i don't know where you presently live..kind of hard to say. However, one of my favorite places to visit older homes is Natchez, Mississippi. Right now the economy there is suffering but there are many, many historical homes there..some in dire need of repair..some have already been restored. A friendlier town you couldn't find! Evacuated there for Hurricane Katrina and stayed in a very historic home there. The architecture is amazing!

Try talking to your local historical society. They may be able to tell you which areas have really old houses that could use some repairs....

Cool! I've fixed up quite a few houses and they best place to find them is to go to good neighborhoods and drive around. Find the crappy old beat up house that once was nice and make an offer to the owners, make it low, they might just want to get rid of it quick. Maybe even work out a deal with them. I've offered 1/2 the market value for dumps and then been given great terms by the former owners just because they wanted to get rid of their "ball and chain" Good luck!!

lots of houses in Detroit and Youngstown for less than $100K. I've seen true fixers for less than $25K in the past year.

If you buy a historic house, check out the rules about it. You may be limited in what you can do to it. Limited on colors of paint etc. All kinds of weird rules.
