Call your morgage company. They have lots of different options and they would rather work with you rather than go through forclosure. They have repayment plans where they can help you get caught back up. |

Meet the terms that have been set forth in the forclosure. Get a friend or relative to help to buy you out of foreclosure because that is essentially what you have to do to meet the terms.
Try negotiating with the lender. Although it is probably too late. You should have done this earlier. |

See if you can still negotiate with your lender.
If that is too late, call several real estate offices in your area and tell the Broker, I'm loosing my home!! Anyone want to buy my house to bale it out of foreclosure. I have 1mo or 2 wks to go until the foreclosure is over. There are reputable real estate investors that brokers can call to buy your home and save it from foreclosure. They will not pay you full value, but you won't have the foreclosure. But be sure that you do this with a Realtor not just someone who comes along. They should give you enough cash to move and get into a rental.
If the first 2 you call say they don't know of any investors, Get their email and send them your info. Someone may pop up later that day / week. Call as many offices until you get someone to come bale you out.
I worked at an office that when we got calls like that we would all pitch in $2k-15K and buy the house. Just keeping the foreclosure off your record will help you a lot.

i know that some states have what is called short sale where you put your house up for sale and hopefully someone will buy your house before they foreclose on it the only other option is to talk to the lender and see if you qualify for help |

You may file for Chapter 13 or 7 Bk.........but can you afford the payments?
Sell if you can and buy another property, you will not receive a no money down loan, but you will still be owning.

The first thig you have to is take a deep breath and relax, the second thing you need to do is find out your timeline until the foreclosure actually takes place. Then call your lender and stall them for 2 more weeks. This will buy you time to either sell the house or refiance it. Now if you want to live in it you have 2 options, either do a short sale and rent back the property from the investor or the best option would be to refinance the house.
