Right now even people with good credit can't get loans. I would recommend for her to clean up her credit and work on saving a larger down payments. Home prices are still going down and waiting will not hurt. Remember when something seems to be a great bargain it often is not. That 19 000.00 home could be a money pit and then she will be in an even greater mess. |

depending on what part of the country you live in and just how bad the credit score isyou can go through the usda or the fha and they can work with you. my credit wasn't great and i was still able to get a nice home. alot of it also depends on your debt to income ratio. |

Going to a mortgage broker will cost you much more. Go to a LOCAL bank.
Do you know her credit scores?
It doesn't just depend on credit scores, it depends on debt ratio.
Countrywide is really good.
Whatever you do-do NOT get an approval on line. Most of the time you will get approved, BUT before you close the deal will fall apart!

The only way I've ever known people to do that with bad credit is if they have a good size down payment and the owner of the house carries the balance of the loan. People do this all the time.You need no credit to do it. Call a Real Estate agent and ask them to explain it to you.
Otherwise you have to have good credit or the FHA won't approve it. The way the economy is now and banks have lost millions you will be hard pressed to find an institution willing to loan you money.

Try EMC mortgage..they are out of Texas..Dallas I think..You can research them on the Web..They will loan to just about anyone..but it will cost you..probably around 10%. |

In today's market and economy it's going to be tougher to get credit. The mortgage industry has taken a beating on giving credit to people who's credit scores were not high enough in the first place for loans. Your best bet would be to contact a mortgage broker who can shop around at multiple lenders to help you find out if the purchase is feasible.

Have you been living under a rock for the past 6 months or what? Even the BANKS aren't loaning money to each other... and the whole problem is people like your daughter that have lousy credit... buy a house they can't afford... then then stop making payments.
When the housing loan market does come back, you can expect to see requirements for 25 percent to 50 percent DOWN PAYMENT... no more of the nothing down and nothing a month for trailer trash with bad credit. |
