Does building a fence add value to your home?
My husband and I want to put up a 6 foot wooden privacy fence starting at our back door and going around to the other side of the house, completely closing in the back yard. We are looking at about $1500 in material if we do it ourselves, but will we at least get it back when we sell, if not more?

Most of the time a wood fence adds value to your home. My husband and I put up a privacy fence around our patio area, and then added a three plank wood fence around the front side to seperate the back and front yard. The appraiser said we added around $2000 to our value. But we didn't do our whole yard. One section was 44 feet the other 36 feet. The rest of our yard was already fenced off with regular fencing since we live next door to a farm.

Be sure to check with your town/city/county for height restrictions, building permit requirements and the like. Some jurisdictions won't allow fences on corners, some require they be less than X feet tall, etc. It would be unpleasant if you found your fence was in violation AFTER you built it!

Having a privacy fence is more of a personal preference than an investment. It only adds value if the person buying the house likes privacy fences.

most defininitely. fences add a lot value to your property, upwards of 10,000. i def think its a great investement as well as a great selling ppoint for your home.

This should add some value to your home, especially if most or all of the homes in the area have fenced-in yards.

Whether or not you'll get back all of the cost is another matter. Most improvements do NOT add as much value to the property as the cost of the improvement. However, if you can do a professional job yourself you may well come out ahead since you'll save a lot in labor charges.

Another factor is when you sell in relation to when you add the improvement. If you sell your home 20 years from now, the fence will have some impact on the value but it will be impossible to say exactly now much. And if it hasn't been maintained well, in 20 years it will probably reduce the value of the home.

I'm sure a fence adds value to a house, but good neighbours and a welcome porch make a home priceless.

It seems that most people want a fenced yard - especially if they have kids or dogs.

While you may not be guaranteed making your money back on a fence installation, it may help sell your house faster when the time comes because it's generally a desireable feature to have.

In the grand scheme of home remodeling jobs, $1,500 is not a huge amount of money. It sounds like you will like the privacy fence and if it will help give your house an edge when selling it, I'd say go for it.

A fence adds great value to your home that's one of the main selling points for a home. Everyone wants privacy. And yes you should get way more when you sell the home if you keep the fence in good shape.

As long as the fence is not an eyesore and has some kind of use to it... then YES it would add value.

Some people put up gaudy fences just for the sake of having them there. That in effect could lower the value of your house if it is turning people off. But in 9 out 10 cases people only put up fences if they have a good use.
