They have all gotten so used to mega appreciation. Now finally the prices are coming back down to earth; at least in some areas of the country. |

I don't see any greedy homeowners at all in the Omaha area. These sellers are struggling and really for the most part people are not dealing with "mega" appreciation. We see more and more sellers having to come to the table with money to get out of their homes. Nothing greedy about it. I think you really are misinformed about what is going on in the country. Maybe in some area's but for the most part, no. Homeowners aren't the ones that caused their homes to appreciate so quickly in years past. How sad that you would be happy to see people (most totally innocent) struggling. |

No it doesnt make me happy. You need to take in to account that not everyone is greedy. The people who are getting hurt are seniors that are looking to retire and were counting on the sale of their home for the bulk of their retirement money. Am I happy to see them lower their prices and maybe even realize that after 50 years of hard work they cant even afford to retire yet? No, of course I am not. I am happy to see someone who bought a home and now it is only 2 years later and they have to realize that even if they sell their home they will still owe $20,000? Of course not. |

Actually the drop in home prices is not a good sign for the economy. If homes are not selling it is because there is not the incomes to allow to buy homes. It is sad to see this happen, when there are too many homes in foreclosure and not enough buyers to balance it out, and not enough good paying jobs to prevent the foreclosures. |

It was bound to happen....and it'll happen again in about 10-15 yrs when the buyers out way supply again.
I think also the Developers got greedy and flooded the market with new homes. |

I do not think people are greedy, it is just we buy these houses for the high prices they were and then when it is time to sell we are not going to have any equity off of the house because people are wanting us to sell the house for the same we paid for it however many years ago. |

It has nothing to do with greed. There is a cause and effect for everything. What has happend is the foreclosure rate has trippled. When homes go into foreclosure the banks reduce the price drastically to make a quick sale. When you sell a home they do a comparable market analysis to determine the sales price. SO if the foreclosure rate has trippled( which it has) then your comparable sales are below market value which is forcing sellers to drop their prices. This is good for buyers, but it is unfortunate because now alot of people owe more on their homes then what they are worth. |

i agree with you man, its happening here too and i am glad to see it. people always think there home to to appreciate dramatically so they ask for more and more and more which makes it so that they make money and we (would be home buyers) either cant afford to own a home or have to spend almost all of our income just to pay our mortgage think there getting what they deserve. as far as people losing there ability to retire as one guy said....thats ridicules...i guess thats all i have to say about that, its just ridicules, you dont plan your retirement around the the equity of your home, if thats all you have lined up then you had a bad plan to begin with. |

Its not the Homeowners that were greedy, Loser.
It's the greedy Cities that refuse to allow for expansion without getting their piece of flesh.
Now the pot head babyboomers are looking to once again screw everybody else by flooding the market with the houses they had instead of kids. Better vote to let more illegals in to wipe your butt for ya, jerk off. And keep a better eye on the folks who are really workin' ya from the rear.
