Does my landlady have the right to sell the house when we are only 3mnths into a 6mnth tenency?
i have 2 small children and we have just moved into a rented house 3mnths ago, the landlady said she was not looking to sell in the near future and we signed a 6mnth tenency agreement.
a few days ago the landlady came round to tell us she is selling the house and today an estate agent came round to take photos etc.
does she have the right to put the house on the market now or does she have to wait till our tenancy ends?
the main reason i ask is cuz wer getting married in april and cant afford a deposit on our new house untill then, if we could buy some time it would help us alot.
also if she does put the house on the market would you ask for reduced rent due to hassle of people viewing and me having to make myself scarse wiv kids etc and my hubby works nights so it will interupt his sleep pattern, also she would not get other tenent when house is for sale anyway so without us she would have no income from the house

She has the right to sell the house any time she likes. However, the purchaser will be required to honor your lease until it's end.

I don't know about the reduced rent part. I doubt very much that you have a "right" to reduced rent. Chances are that there is a clause in your lease that requires you to reasonably cooperate. As long they aren't unreasonable about it.

If you want to stay in the house for a long time, and if the prospective purchaser is buying it as a rental, then you would to keep a good reputation as a good, cooperative tenant so that the purchaser wants to keep you on.

The issue for you will be whether any prospective purchaser wants to buy it to live in, because if they do that means that they will probably terminate your rental when the lease ends. You may need to be prepared for that.

YES - She can sell at any time. It does not void your lease and she cannot just kick you out to sell either. The new owner will be required to let you stay till the end of the lease and you then pay rent to them. You are not entitled to any reduction in rent.

Yes, but you don't have to move out because she is selling the house, the new owner becomes your new tenant until the contract expires. That had to be disclosed to the new owner. they cannot make you move out until the time is over.

Yes, you must cooperate. But you don't have to move. The lease goes with the property. Your lease does not change when the house is sold. You just pay a different person at the same exact terms. At least that's the law in the US; I don't know where you are.

Short answer, yes.
You will have to be notified and give permission to enter the property when they want to show it.
The new owner will probably have to honor your lease.
The market is very slow [depending on your area] and it may rarely be shown and may take longer than six months to sell.
some landlords reduce rent will reduce the rent in exchange for co-operation in showing the home.

You do not have a right to reduced rent. She has the right to sell the house, and to enter it for showings. You could ask her to work around your schedule and hopefully she will work with you. You should never be required to either be present or absent for a house showing, and you should never be required to show people around - they should always be accompanied by the owner or an agent.

In a sale, the lease usually remains in full force and effect - it is not nullified, and the new owner must allow you to finish out the tenancy. It is too bad that she is selling after she told you she wouldn't. But after all people do change their minds, circumstances change, etc.

Yes, she may sell anytime she likes. No, you are not entitled to reduced rent. In most places, the new owner would be required to honor your lease. In others, they are required to honor your lease *unless* they are buying the house for their family to live in. Then, they can legally break your lease and ask you to leave.

she can sell the place whenever she wants she could have sold it two days after you moved in. Unless other arrangements are made the New landlord would abide by the terms of your current lease.

What everyone who answered previous to me failed to acknowledge is that there could very well be a contract provision in your lease for sale of the house in which you could be required to vacate the premises in 30 days or less. Check your lease agreement to make sure it doesn't include a provision similar. Otherwise no, you cannot be evicted because of the sale. As many have said, the new owner becomes your new landlord.
