The landlord has every right, since the wiring may not be sufficient. There may be some other clause that would cover such an item. Cutting a hole through walls or modifying a window might be construed as physical damage. Simply running a hose is hardly worthy of being called physical "damage", but the term "damage" could apply to changes other than physical.. |

Maybe he doesn't have the electrical circuitry to handle an air conditioner. They use a lot of juice. You could possibly burn the place down. I'd ask him why you can't have one before doing anything stupid. |

Problem is if you don't have it installed properly there can be problems, damage to window, leaking problems to roof, walls, ceilings, tripping of breakers, etc. Does hole have to be drilled for hose?

When you say installing hose, I wonder if you mean that you want to install an evaporative cooler. If that is the case the landlord may be concerned about the extra moisture that will be trapped in the house, the possibility of water damage due to leaks, and the extra water that will be used. Do you pay the water bill? Talk with your landlord and try to work around this problem. You could offer to pay for any extra expense. He may also be concerned at the electrical capacity. of the building.
.Also, if there is ANY danger of the unit falling out of a window and hitting someone below.. he might be liable
You could take him/her too local court, bur maybe ask why not first, assure that the installation is safe, offer additional security against damage.
It should be spelled out in the lease agreement that no a/c units are allowed . good luck! alternately, use a dehumidifier and fan for interim relief... |

if it's just a widow unit, put it in. the new ones don't draw much power. If your worried about the LL,just go ask them. tell them what you want to do, and ask if it's ok. No big deal. Don't bring up contract stuff with them if your trying to do something you want, you'll get an automatic NO. Just say it's kinda hot and wanted to know if it's ok if I put a small window a/c in my apartment. If they're not totall A..hoe, and they like you, they will say no problem. |

It depends because if you have first or second floor apartment it wont matter. Because you are paying your own bills. But if its an attic or basement then he doesnt want the city to find out he has illegal apartments. |
