Does our landlord have the right to show our house while we are still living here?
our rent is paid up until the end of the month and landlord wants to show the house before we are out. Nothing in our lease states it is allowed. Is this an invasion of our privacy? tia

If it doesn't state in your lease that he can show the place to prospective buyers, then he can't do it without your permission.

yes they have a rights. they should tell you before.

It depends on your lease agreement and your state laws. For example, in Texas once you provide notice, the landlord is allowed to show your apartment to prospective tenants. It is usual to provide "reasonable notice". Your best course of action is to review your lease to see if it has any clauses related to showing your apartment. If the lease is silent on the matter, I would look up the local/state laws through a search engine.

Good luck on your move. Remember to pack early--it always takes longer than you think!

Your landlord has the right to show the house. He will want it rented on the day after you move out. This is a business and he also has rights.

It should be in the lease. Usaually a 24 hour notice is needed

Depends upon your lease and the laws where you are, but the most common in the US is that you can force them to give 24 hours notice before entry, but that you cannot keep them out.

Failure to cooperate with this can potentially leave you liable for damages if the landlord can trace inability to rent the property in a timely manner to your intransigience. It's a hard case, and usually not worth pursuing, but the possibility is there.

No, it's a very common process and totally legal; however, they should provide you with notice. I once showed a rental unit that I had with prior permission and was stunned to find a blow up "love doll" in the closet. Imagine my embarrassment. He was given more than a week's notice and a reminder the day before.

No invasion. Just common practice of doing business.Re read your lease in the section which states your rights as a tenant & owners rights as landlord. Request certain guidelines of your landlord under which the showing may be done. In Texas this is a common practice and written in most lease contracts but should be done under agreeable guidelines. Contact your landlord & inform him of your concern & inform him of the times that are agreeable to all parties. You may have a pet or whatever which creates an issue for the property to be viewed only while you are home. Untimely or unanounced showing are not an acceptable practice unless approved by all parties in advance. If the landlord will not agree, you can always change your locks but of course any action can create further problems. If this property is under management of a real estate professional contact the company's broker & make your request know to them. If leasing another property remember to negoitate these guidelines in the original lease prior to signing.

I'm currently faced with this situation and I am not at all comfortable with people I don't know coming into my home. I paid rent to live here so why should my remaining time be interrupted? I just don't see how this is a good thing to do. I would never want to go look at a rental property that someone is currently living in, wouldn't even think about it. There's no way to get an accurate view of the house considering all of our stuff is in here and it looks completely different empty. Yea, business is business, but when it comes to my family and our privacy and protection...well...that's my business.
