Yes, they do. It's under their property management division. Most of the larger, national real estate companies offer this.
They usually charge 10% of the monthly rent as their fee, and you are required to keep a deposit of a certain amount on file with them to use for any repairs.
You will have to sign an agreement with them. They will collect the rent, take their portion, and send you the rest. However, if the tenants don't pay, you don't get paid. So, it's not like they pay you and then collect what's past due. If an eviction or collections action is required, you are still responsible for the costs of that. So, you basically pay 10% of the rent to them for mailing you a check. If you expect a turnover every year, then it may be worth that amount for them to handle the advertising of the property and review of the applications. But, if you expect the house to rent and the tenants to stay there several years, it's not worth the 10% you pay each month. However, if you aren't in the area, you may have no option.
If you go it yourself, make sure you register your property on post with the housing section. |

Yes many real estate offices do offer property management and some real estate agents do to.
Please contact the main Real Estate companies in your area such as Keller Williams, Re/Max, Coldwell Banker,etc.
They are well versed in property management. |

My best advice is to research property management companies (Most states require them to be real estate licensees with a licensed broker who manages them), so they actually are residential real estate brokerages.
Many agents can legally act as property managers (out here you just have to obtain a property management permit in addition to your NV license....pretty easy to do), but go with someone who SPECIALIZES in it.....not a part-timer as property management requires full attention to those rental issues.
For example, although they're both doctors who can practice medicine, you wouldn't go to a plastic surgeon for a rectal exam! Property management companies should be in your local online or phone directories, so interview 3+ and choose the one you're comfortable with. |
