Does this add value to my house?
I have an 800 sq ft shop on my property. We are currently rennovating it into a 2bd/1ba house, but we have no permit. Will this add value even though there is no permit?

The building was there when I bought the house, it had all finished walls and electrical already done. The only thing we have done is add walls to make rooms and put in a toilet

It may detract from the value because the new owner could get found out and then have to pay for demolishing the building. Furthermore, you have to disclose the lack of the permit and the potential for consequences. Get the permit or forget the project.

Get the permit. If they find you out, sometimes the inspectors can be real ***** and make you tear out work you've done, and of course, fine you. Get the permit, build it, and you betcha, you'll indeed raise the value of the property. Happy building.

It may add value to your home but, the city hall where you live are going to ask why you did'nt pay for the permit before adding on to your house. whatever you add on to any home, anywhere, you must get permission from your local city hall. In other words. (let us in on whatever extra $$$$ you are going to make) Someone is going to pay city hall in the end, either you or, the new home owner's. You should've gotten the permit first, now you are most likely going to get a big fine from city hall when they find out.
They will find out at some point. sorry for passing on that bit of bad news. you'll know next time right?

If a neighbor complains you will have to produce permits or you may have to remove it or they could red tag it and put a lein on your property and structures.
If you sell in the future and the new owner has to finance it, it will prevent financing.
You really need the proper permits.

Yes because realestate looks at this as an rental which means extra income it is definitely an asset. Bit I do believe you need a permit you really need to look into this before you put anymore work into because the city can make you tear it down .

It depends. Just like a swimming pool, some buyers love it while others won't consider it. One thing for sure is that, since the add-on doesn't have a permit, you can not include it in your total square footage for sale because that addition is "illegal". You must disclose this info. in your listing. Again, it's all in the eyes of the potential buyers.

You may be opening a can of worms with that project. If the County or City finds out, they can make you tear out. You first problem is if you are on a septic system, septic systems are rated for how many bedrooms you have and if your on a sewer system you will not be able to connect the sewer line without a permit. 2nd problem is power to run a 2-bed/1-bath house, you will not be able to tap the power from the main house so you will have to have a permit to get power to the new house. On an appraisal an appraiser has to check zoning and if its not zoned for additional residents the appraiser will have to note illegal zoning use and figure the cost to remove the extra home and lower the value of entire appraisal. You wll never be able to rent it or live in. Remember taking short cuts will bite you in the butt in the long run. Hope this helps

if you don't get a permit it will prevent the buyer from getting clear title when you sell and also when you sell a house inspection will be performed and if the inspector finds anything that wasn't done to code you will not be able to close on the house until the proper permits are pulled and filed. It will cost you more in the end. It would be better to do things to code and pay the upfront costs now rather than on the back end when you're trying to sell.

You have to have permits and inspections for the electrical and plumbing, so don't wall up the frame until things are inspected. Why don't you want to get a permit? The homeowner doesn't need to have a contractor's license to get one and they are only about $25 in most locations. If you are trying to avoid an assessment, you are shooting yourself in the foot. An increase in assessed value translates to an increase in resale value. The answer to your question is yes the project will add value to your property, but how much is questionable if you have to tear out all the drywall to prove to an inspector that the work done was up to code.
