Does this sound like an ok deal to you, or are we being robbed?
I asked a similar question to this earlier, but this is a little more detailed. Our house comps for 115. We listed it at 94, so hopefully it would sell pretty fast. Any way, a couple of weeks ago we dropped the price to 89,900 because not many showings and no offers. Well a few days ago, a woman came along and fell in love with our house my realtor tells me. She can only get financing for 80. So, she offered us 80 and she keeps our fridge. We told our realtor that 89,900 was our bottom dollar, but decided to come off another 5 for this lady, but not 10. Geez, it is already a huge deal! Not to mention, my realtor seems to be friends with the other lady's realtor. So, she counter offered us 81.......grrrr. No way. So, now she has found another mortage co. that will do 85, but she wants us to pay 1700 of the clo. cost! My realtor is like ohhhhhh she really wants the house. Isn;t she suppose to be looking out for us?! I feel like she is more concerned with the other lady! I'm so confused!

She is trying to get the cheapest deal possible. If she can't get you to lower the price, she will try to get money from you in other ways.

The Realtor is only concerned about making a quick commission. You have every right to refuse their offer if you want.

Stand your ground and don't go lower than the 89,900! Sounds like your realtor just wants to make a quick sell! I might consider looking for another realtor. I know the housing market really sucks right now, but if that lady REALLLLYY wants that house, she will come up with the money for it!

The bottom line with the Realtor is he gets paid off commission. This would make a quick sale for them which is what they are looking for. I wouldn't settle for less than 85. No way should you have to pay all the closing costs. As it is you will have to pay the Realtor and attorney fees.

I'm no expert but as much as you have come down on your price I would stick with the 85 and pay half the closing. Those real estate agents only think of themselves and can only see dollar signs----how much they are getting. Before I closed the deal I would make the agent come down on their commission as well! If you have to take less they should too and get it in writing!

Tell your realator to get on track or replace her with another. You dont say how long the house has been on the market but if it has only been a few months, BE PATIENT! There will be other offers. If YOU feel this is the best offer you are going to get and the house has been on the market a long time. Can you take that kind of hit? If so go for it .BUT, tell this womman to dip into her fund she has for redoing the place when it is hers and come up with the1700 herself. You have already cut enough.

Your Realtor above all else wants to sell the house because that when she gets a commission. the lower the price the loser the commission but the longer it takes the longer until she sees any money and the more time she has invested in getting it sold.

price of houses are dropping, but that does not mean you have to sell your house for any price if you have decided on a bottom set price then stick to it. if you feel you are being pressured into selling then don't. you can change Realtors if you feel like this one is not helping you. any way the end decision is yours, its still your house. good luck

The realtor doesn't make a dollar if there isn't a sale, so above all she wants the house to sell. In her opinion - rightly or not - this is the best deal she's going to get in the forseeable future.

There are two prices to consider. One is the price that you and your realtor agree is the fair market value. The other is the "quick sale" price. That's the one We Pay Cash For Your House people offer for a cash on the barrelhead quick offer. Before you accept the woman's offer see what the 'quick offer' people will charge. And be sure you don't have to pay the realtor before you accept it.

It depends if you want to make a sale or not. How old are the comps? How are the sales lately? How bad do you need to be out?

If it was me. I'd be less worried about "profit" and just trying to get out of it what I put into it. How much did it cost you how long ago?

If it was me, I wouldn't do it unless I absolutely had to. I wouldn't want to be in an upside down house! It is a buyers market right now, although you don't have to do anything your not comfortable with!

Ive had a house on the market for almost a year now so if you really need the money, take it. I mean the market is so bad right now I would take a hit. I guess I all depends on how much longer your willing to wait it out. GOOD LUCK. keep your head up!

it is seriously so hard to say in this market. If your still making money, I would go for it. If not, then dont, but be prepared to hold onto your house longer. (this is the position that we are in right now thanks to that bublle bursting)

You see the thing is the agent doesn't get paid until you sell the house, so naturally the faster you sell the better for her. Having you pay the closing costs instead of lowering the price works great for her because it doesn't lower her commission! Maybe you could ask the agent if she would pay for half of the closing costs out of her commission? Or tell this buyer to take a hike and hope that something better comes along.

All i could suggest is to make sure!!!!!! before you sign on the dotted line !so to speak!!! as these moves in our lifes are major! and you want to make sure !!!!!you are getting what you deserve and need! i would talk to someone who understands the process ie= mom or dad granpa or grandma, aunts or uncles anyone who knows what is normal and what is a ripp!!!!! off i know we were ripped off but you live and learn! So please be careful !!!i don't want anyone else to ripped off for lack of understandinga!!!, you know you have the property and the realator is trying to sell it for you but remember she also gets paid! so this drives her to sell! i know this seems like a lot to read but please do check it out throughly ok ???Good Luck and i hope this helps!!!!

If the Realtor is both your listing agent and the buyers agent, she is looking out for them. Don't listen to her. Play it tough. If the buyer only wants what she can steal from you, walk away and get another realtor. You can change listing agents during a listing contract even though they will tell you you can't.
