Upgrading a kitchen or any part of a hse is what we call renovation. Renovation only accounts 5% of the valuation report. Most of it are in the location of the hse itself. So this upgrading will only help IF the buyer is looking for a hse which is renovated and does not intend to renovate the hse after buying. Then probably you can jack the price a little but again it comes back to square one. Renovating the kitchen is priced base on how many feet of cabinet you are installing. It ranges from $80 to $130 per foot. So average price for a 4-rm flat which normally do 10 feet lower cabinet and 10 feet upper cabinet,that adds up to $2000 if it is $100 per foot. That havent include fridge base and washing machine base, cabinet base. So round up between $3300 to $5500 per kitchen. Then probably the price of the hse which you have already upgraded the kitchen may fetch only extra $5000. So you decide? Worth it or not? |

an upgrade or even remodel can help on sale.
remodel gets you about 70-80% roi.
upgrade can get as high as 100% roi.
do not over price the kitchen or it could become a lemon.
do not blow your money on high end appliances
bad roi. bath are same roi's. |

If it's price "right", then it will sell...upgrade or not. Why waste money? Especially if the kitchen is original to the house. It may be consided "outdated" by media hype & real estate "pros", but think about the buyer & the FUTURE. A house that has it's original charm is worth far more in the long run to a buyer who is searching for the home that brings them back to their roots (mentally). Leave things "as-is" & let the buyer change them. You'll be glad you did. |

Yes, especially stainless steel appliances.
I am currently looking at houses. I seriously consider the homes with remodeled/updated kitchens as opposed to those that have a simple paint job.
I look at cabinets, appliances, flooring and counter tops. |

The value of your house will not rise in equal or better proportion to the cost of upgrading more expensive areas like a kitchen. I would advise against upgarading unless the room is treacherous. I do think it would be intelligent to upgrade "fluff" attention getting items that cost very little but will make a vast impression on the buyer. |
