mike9626 | Don't all of those greedy real estate flippers deserve to lose their homes and all of their money? |
These people are the very ones that kept raising their prices, pushing houses higher and higher, becoming greedier and greedier, refusing to sell until some greater fool came along and payed an even higher price. Now their getting destroyed, losing their shirts while the banks forclose on their house. GOOD. It's no different then the millions of idiots buying XYZ.com stock daytrading. They lost everything, and these greedy flippers SHOULD ALL go bankrupt, and lose everything they've got!!! I would love to see housing prices tumble 30-40 percent before it's all over. Crush them a little more, and allow NEW buyers to come in and pay dirt cheap prices to these flipping morons!!!! |

Have you been watching too many home reno shows on TLC? Clearly you have very little factual knowledge on how the real estate industry works. I'm amazed that I am even answering such a completely ridiculous question/accusation. You do realize that you could have bought the same home that might have been sold to a flipper, right? They weren't stealing the houses.
Everyone complains about the inflating cost of housing -- not me, I bought my house before the bigger boom, and now enjoy a huge amount of equity in my home. Despite the TV lineup on Saturday night, Flippers account for an extremely small portion of real estate sales. They were willing to take a huge risk, and therefore deserve a huge reward. They are in NO way responsible for the rising cost of housing. They merely did renovations that no one else was willing to do. People who pay a higher price for a flipped house are merely paying for a service -- it would have been no different if they bought a dumpy house for less $$ and paid a contractor to go in and update the 1970's tilework and add a coat of paint.
I wouldn't say they 'deserve' to lose their homes, but they knew the risks involved and must now suffer the consequences of a downturn in real estate markets. Wanting housing prices to drop 40% is an extremely selfish response to being jealous that the rest of us worked hard enough to be able to afford our own house, while you had nothing better to do than hope everyone else would go bankrupt because this is the only way you can get into the market. |

I think the lenders should be blamed for pushing loans with ridiculous terms off on people who were never qualified to have them, then selling those loans off to other people so the risk wouldn't come back on themselves. |

Obviously, you don't understand the real estate market. Less than 2% of all real estate investors are flippers...rental property and new contruction sales are the #1 and #2 ways that real estate investors earn money.
Adjustable rate mortgages, is what has destroyed the real estate market.
I never lose money when I flip a house...I never buy a house unless it's at a foreclosure sale, I am a licensed agent so I don't need one to help me with the transaction...my credit is excellent enough to do a 90-day note, and I never buy unless I can sell the FINISHED product 15% BELOW area market.
I've never been stuck with a house because I stick to a system that works for me.
People that don't have a real estate background are losing their shirts doing the Carlton Sheets method...and they should...b/c if it was that easy everyone would be doing it. |

I think your bitter. A good flipper is providing a service and deserves to make money just the same as you do at their job. They take a house that isnt desireable and really make it shine. I bought my house from a flipper who only paid 17.5k and I paid 69k its worth every penny for what they did to it |

the housing market is driven by the devaluation of the dollar, compared to the world market.
Sounds like you have a chip on your shoulder for those who work either hard, or smart. Just because people are successful, doesn't mean they're crooked. And, by the way, I am a builder - yep, I build and work all day, and really hard. I've given houses away to those who needed them. ANd I can always spot a lazy complainer. I never help those type out. They just complain more and more and more. whew, wears me out to think about it. |

Why are you against a free market capitalism system that rewards those who are willing to take a risk?
If they are willing to risk their own money for profit, why are they not entitled to profit if it was a good investment?
Most real estate investors lose money on 2-3 out of 10 deals, have 2-3 go well and break even on the balance.
You are exhibiting class envy as one who is unwilling to take a personal or financial risk, yet complaining about and criticizing those who do.
You sound like a democratic politician to me! |

Well first off, "flippers" dont make up enough of the real estate market to matter. Apparently after reading the first two sentences of your Question, one can see that you are ignorant. The subprime lending market is falling due to people over extending their income and banks aggressively giving out loans.
Now as your complaint for "flippers" pushing up market prices. The market is what pushes prices up. When more than one person desires the same property, the price goes up. This has been happening since the dawn of time. "flippers" actually help the economy as they purchase property, fix it up, and then reselling it. The economy is helped as it often takes place in neighborhoods that are in transition. This means that a more productive citizen moves in and offsets urban decay. Also with all the foreclosures going on, many investors are picking up property for a little more that 50% off. With this said, I am sure the next few years will be easy for many investors. |

Alot of people were greedy and ignored solid lending and sales practices in this mess. The lenders should not have lent money to risky buyers, buyers knew that they were getting in over their heads, builders just kept building and some even had in-house mortgage companies approving less than creditworthy buyers so that has caused the whole community to lose value... greed drove bad decisions and now we are all paying!!! The old saying still rings true: "if it sounds too good to be true, then it probably is...." the false boom was just that, false, and now the correction to get rebalance is very, very painful. Buying a home is a wonderful priviledge and responsbility and no one should do it without knowledge of what they are getting into, how to pay for it, etc. |

lol yup a drop of 30-40% would do it..then you buy a home, and let it drop more than 50% more..lol
screw it !! but in the end i still make my money - who really cares..like in stocks whether stocks goes up or down someone is always making the money!! same with buying selling homes - that's the fact and learn to live with it
Education is the key to making a wise decision, but unfortunately many people aren't well inform about investment and or to do with money once they have them. thats the difference between the rich and the poor |
