Eminent domain... county wants my land?

They are going to pay you what they tax you at. You should receive statements that tell you what they think the value is.

If you do not agree to the offering price then you retain a lawyer and have a little trial and the courts will determine the FMV for your land

What you want to do is get your home appraised as is including all the land with that property, in the addendum of the appraisal have the appraiser make a note stating what the property value would be minus those 4 acres of land. Depending on that difference inflate that a little to ask but make sure to be flexible....if they want to they can just take the property from you anyways, not to mention if you currently have a mortgage ask the county if they will pay all the fees involved with the paperwork. The mortgage company will have to do a partial release to release that portion of collateral.

They are SUPPOSED to give you a fair market value. What is the TRUE value to you as you are now using it?

What is it taxed at? That is what they base their fair price on.

They have to offer you fair market value. If you refuse to deal with them, they can just take it by eminent domain...so get an appraisal and be prepared to deal with them.

No they cannot just take it they have to offer yoiu a reasonable price however if you refuse they may decide to take matter to court.
