i have been unable to pay the rent to my landlord my tenancy agreement ran out 3 months ago he sent me a section 21 letter stating that i had till the 5/4 then it would go to court for eviction how long do i have to get out out once it has gone to court can it take weeks or days. |

In the UK once it goes to court then the court will give you 28 days to get out uness you have arrears of more than 6 months then he can reduce it to 7 days. |

Here in MO, you might have a judge or sheriff's nice enough to give you a few extra days, but usually when it goes to court, you will be given an exact time to leave, and if you are not out by the given time, they can throw you and you possesions off of the property. If I was you, I would not leave it to chance and get out immediately. It could get really nasty, and you might even lose some of your belongings in the process, not to mention your pride. Do an internet search for landlord/tenant laws in you area, and refer to your lease just in case there might be something that can help you out. If it is taken to court, I would also advise you to show up dressed nicely, and carrying a check for as much as you can muster up for the landlord. This would put you in a little bit more favor with the judge. I suggest you also set up a payment plan at that time to cool off tempers. Good luck, hope this was helpful. |

He's giving you a long time. Landlords are within their right to start eviction once rent is 3 days late. Eviction takes 30 days. |

If you are in the USA he must wait until the court issues the order before you can be physically put out. I can't believe he has to wait until May.
If I were your landlord, after you were out, I would sue you in small claims court for the 6 months back rent along with court costs and damages. Then I was attach your salary and put a lien on your car and bank accounts and whatever other assets I could find.
You may not have much, but I'd get as much of what you owed me as I could. |

Start packing while you can. Once a writ of possession has been issued...you will have about 48 hours or less to vacate before the sheriff puts you and your stuff to the curb. |
