Eviction notice?
My landlord is serving me with an eviction notice because of complaints about my barking dogs. How difficult will it be to rent with this on my record? Should I lie when filling out rental applicaitons? How thourogh are background checks?

DONT LIE!! That is one thing you dont want to do, just be honest. If they dont ask then you dont need to tell but if they do ask and you lie I can promise you will not be moving in after they call your previous landlord. As far as background checks it sounds like you have some issues dont lie about that either. A background check is exactly what it says and unless you have had it expunged then you need to tell them what they ask for.

It's a shame that you put yourself in this position--however, the responsibility rests solely on you.

Renting a house would be eminently better than an apartment, as long as you don't leave your dogs outside. However, realtors and leasors tend to do background checks, including contacting your previous landlord. Some will permit you to rent as long as you pay a sizable pet fee, but if your dogs disturb others and an official complaint is made, you're going to be right back to where you are now.

I have a dog and would NEVER want it to disturb anyone--that is why she went to obedience school and was taught not to bark--and my neighbors in our condominium are appreciative.

So, be honest up front, get a realtor who knows your situation and will help you find the right place. If things are really getting close, board your dogs so you can pack up your place and get out before all of your possessions are dumped on the curb or the police come and escort you out, which can actually happen. If you have to, rent a short term storage unit to put your affects in so that you know everything is safe.

Also, contact a dog trainer so that you can help your dogs be less of a nuisance.

don't lie - if they find out you can get in legal trouble.

How thorough the background checks are depends on who you go to - a large company is more likely to be more thorough. There are no industry standards on that.

An eviction will likely show up on your credit report...and any decent landlord/complex will run your credit report in the future.

What record are you talking about? Did the police get involved and arrest you?

The only way a future landlord will know about it is if they call the previous one for references.

Don't lie. If they find out, you've violated your lease.

Great post! I completely understand your question. Money is hard for a lot of people right now since the enconomy is going down. My friend told me about this website of an organization that gives people up to $1500 towards their rent or mortgage. It's available in most areas, so I think you should check it out.

Well, it depends...however, you are going to run into that problem when you move again.

My suggestion is to get rid of the dogs or rent a house in a neighborhood that may be more dog friendly.

It is very, very irritating with thin apartment walls.

Keep in mind, that in some municipalities, you can be fined by the city for excessively barking dogs that disturb the peace.
