Are you selling or refinancing?
If refinancing, you'll have to get an appraisal. Most banks won't touch a refi- without one.
If thinking about selling:
__Go to Zillow.com and enter the required data to get a very very rough idea of what houses are selling for near your property. Just remember that Zillow.com pulls data from state records, but may not be accurate if homes have improvements. It may also not reflect more recent sales, which is really what you want to look at.
__Contact an agent and have a CMA (Comparitive Market Analysis) done. Just be sure that the agent uses comparable homes in your area.
__Have your agent arrange an appraisal (or arrange one youself). Be sure the appraisal is licensed to do appraisals in your state.

If you use zillow.com, it will give you the selling price of homes in the neighborhood, and will extrapolate your home's value.
However, there are too many variables to have that be completely accurate. Have it appraised by a professional. |

You ring up a builder in your area and ask how much they charge to build per square.
Then measure up your house and multiple the square charge per your total squares in size.
Then add the value of the vacant land in your area to that total.
Then if you have any special features , like say a pool, good gardens etc you add an approxinmate value for these to the total and you should be getting close to the real figure to suit your area.
Plus you can compare similar sales to what you have in your area as well as a guide.
Some suburbs have a higher selling price than others so this has to be taken into account. |

get an appraisal. someone comes out to the house and figures out the estimated value or you can have a real estate agent do the same thing. either way. or if you wanna do it yourself then look around for houses that are similar to yours, or the one you are lookin at, and to find its estimated price |

The only way to tell for certain is to find a willing buyer and sell it.
All of the other measurements are at best approximations.
An appraisal is big on considerations like number of square feet - objective stuff. It's not so hot on the subjective items like condition and appearance. Lenders like them as third party estimates, but that's all they are - estimates. People sell properties for more and less than the appraised value every day. It's a very rare property that appraised for exactly the sale price.
An agent's opinion, or brokers, is precisely that unless they're willing to fork over the cash themselves. Some "buy" listings with inflated opinions. Some go the other way because they're lazy.
A Comparative Market Analysis is a waste of paper if the person doing it chooses properties that aren't in the same condition, or are not really comparable.
Automated evaluation sites are basically an indulgence. Fun to look at, worthless in reality. There's no accountability.
The only foolproof measure is what someone is willing to pay.
But if you're happy living there and have no desire to move, don't fret it. The only times the value of the property is important is when you buy, when you sell, and when you refinance. If you've got a property you're happy living in, and you don't need a loan right now, it's just not important to anything. |
