Finding it difficult to get a Guarantor for private let UK, what should I do?
I can afford the privet rent, I work part-time and will be getting housing benefit when I move in. Because of this though, I have to provide a Guarantor.

My brother-in-law is and was supposed to be my Guarantor. He's lived in this country for years, has permission to stay indefinitely and is married to my sister who is British like me. But because he has a Nigerian passport, they won't pass him as a Guarantor!

So far I've asked 5 eligible friends and family, but all are already Guarantor's!

I've offered 3 months rent and Estate Agents said they'd discuss it with the landlord. I'm waiting now.

What else can I do? And what should I do if I can't get a Guarantor? It sounds like all final choices lay with the Landlord.

Get.C.O: Thanks, I've been on the council list for 4 years, others are considered higher priority (I.e dissabled, elderly, homeless etc). Single mum's like me don't get given a home (unless I was homeless, which I'm not) and my child isn't considered another person until he's 5 and even then, I'm low priority. So I have to rent privatly and pay deposit and first months rent out of my own pocket.

The choice IS with the landlord - not to be too blunt, he is the one with the responsibility for paying the mortgage.

If you have an excellent reference from a previous landlord (preferably NOT the current one) that shows you do pay your rent and look after the property - that will help.

Instead of 3 months rent - offer 3 months deposit. This is subtly different and actually more secure for you. Three months is slightly less than the total amount you could run-up in unpaid rent before an efficient landlord has you evicted.

If you are currently renting, you don't need to worry about saving the first months rent - example...

If your rent is due on the 14th...

14 July, Pay Rent
14 Aug, Pay rent & Give notice
13 Sept Move in & Pay rent

So your first rent on the new place is due only one day before your normal rent day - and Housing Benefit can pay double for that day.

Standing as a guarantor is not something that a friend should really consider doing. It can end up being a very expensive thing to do if you should default on your payments. They can be put in a very difficult legal position by standing as guarantor. Unfortunately for you, a landlord can set his own rules when it comes to what he will or won't accept.


Get Cameron out
You could rent in the public sector. Get on the council list ASAP. The rent will be far lower, and your share of housing benefit may be higher, making you better off, and no need for a guarantor.
