First time buying a new house, and I am clueless.?
My husband and I are in the process of buying a new house.We already went thru signing the contract, giving them the earnest money, and they already did the appraisal.The mortgage company already submitted the papers today. How long does it take for them to give me an answer? I am nervous and I really want to know if we got approved.They said that the deadline for the closing is on the 28th.

Did you at least get a 90% letter? You don't usually get those unless the mortgage co. is pretty positive you'll be approved, and most sellers won't even accept earnest money or contracts without a 90% letter from the buyer.

Your mortgage co. should know how long it usually takes in any case. In my history, it's always been pretty quick but since you're in a crunch, just make the phone call and find out. That's your best bet.

The loan application process takes approximately 2 to 4 weeks. Typically you can expect 30 to 45 days from loan application to closing. The closing date should not be set until loan commitment is recieved. If you have a clause in your purchase contract for a close on May 28 you need to check with your mortgage broker regarding the status of your application. It is possible that you might have to get an extension on the purchase contract.

Well, I am 21 years old and my fiance' and I purchased our first home on November 3, 2006. We first drove by the house on Sunday, October 22. We looked inside it with the realtor on Monday, October 23, and gave an offer on Tuesday, Tuesday, October 24. The next day we began talking with the Mortgage company. The closing date was set for Novemer 10. All of the paperwork was finalized one week early and we ended up closing on the house on November 3, 2006.

Make sure that you keep your realtor informed every step of the way because they're your main key to your future home! Good luck with everything, owning a home sure is a lot of work, time, and money!!!! =)

It depends on alot of things... Your credit, the Lender that you are working with and also the Broker shop that is doing your Loan. Im pretty sure that you have been hearing about the subprime lending going bankrupt, and yes they are really making it hard to purchase a home on a days. It depends on the mortgage company. It can be anywhere from a day or two. Mine was about 2 days. My mothers took longer, but that was due more to the bank being poorly managed.

You can get a pre-approval letter from your Mortgage Co. BUT, that really doesn't say a lot!

There is always something that can get you a Bank denial...(Verifications of rent/Mtg. history, employment and/or bank information etc...)
Alot depends on the type of loan for which your applying for(100% financing etc...)

A strong loan scenario would be...
1a.) Income good enough to match employment position/title (If stated loan)
1b.) 2 + years employment history(same company/no gaps)
2.) Sourced and seasond funds (Savings, 401K etc...)At least 2-4 Mo. to which equal the new Mtg. payment
3.) Rental history/verification (non private party)
4.) Fair-Excellent credit score (681 and above)
5.) Of course Money down !

There is a lot in play when getting approved for a loan and not just a good credit score will do!!!!

Depending on the Mortgage company your working with, it should take a few days to about a week. After the approval there are going to be loan conditions which need to be met(Verifications etc...). This may or may not slow the process down. If you meet the above scenario requirments and anyone who does your verifications does ok, you should be goooooood!

If you are at the appraisal stage then you should be pre-qualified. That means the mortgage broker or loan officer looked at all of your paperwork and compared it to the current underwriting conditions of the lender. Although there can be glitches at that point, it is unlikely. Underwriting times vary but if your closing is scheduled for the 28th they know that. They can underwrite a loan in 20 minutes if they have to but will take a week if they have the time.

Don't worry and just be patient. You will be approved. They may ask for more paperwork, but you will be approved unless something has changed dramatically since you applied.

They just need a day or two to verify all of your financials. If you are qualified, you'll be approved in no time.

And two weeks is more than enough time to close. Once they put the paperwork together and forward it to a title company, it's only a matter of days.
