As a first time home buyer you need to do several things to prepare yourself for great homebuying experience. I'll get into those in a moment, but first I want to answer your question about a first time homebuyer loan. There really isn't any such thing as a first time homebuyer loan, but there are several programs that offer no money down or payment options (such as interest only) that are good for first time home buyers.
Here is a list of the things you should consider:
What will your taxes be?
What will your property insurance be?
Will you have to pay private mortgage insurance?
Should you use a real estate agent?
What will your total monthly payment be?
Do you have money set aside for expenses (utilities, repairs, maintenance, etc.)?
Are you fully-approved before you make an offer?
How will owning a home affect your taxes?
Do you have a mortgage professional you can trust?
The last one is very important and regardless of who you go with for your mortgage, make sure you can trust them. I recommend getting a referral from friends or family. I work at Quicken Loans and we get a huge part of our business from referrals. It's the nature of the business.

There are FHA loans and a cool program called "My Community" that you may well qualify for. You need to get a good loan officer working hard for you and walking you through the steps. The FHA or federal housing authority guarantees loans for first time home buyers. Any good lender can write a FHA loan. I would go to a driect lender rather then broker. Bottom line the broker is going to get pid by you to write a loan he places through a direct lender. There are programs and no pay back grants out there for people who's income levels are low and on houses that are afordable. I peronally have recommended Lend America. They do not write every state but they are the only vendor of the Liberty Grant. They are honest people and will not rip you off and will tell you the straight facts. True there are many first time loans. You need to get a Realtor that you trust. Ask friends and always check references. Countrywide Home Loans is the largest lender in the United States. You can check to see what programs they offer. I have found them to be extremely helpful over the past decade. |

Well it depends on what your going for, yeah if you think you'll pay off a house in 30 years, check rates daily...(not likely to happen on your first home)
If your looking to keep as much cash in your pocket as possible, on a month to month basis, talk to a good Loan Officer.
I would recomend going to a broker. Not just because I work with one, but because with a broker, you have more options, and more options in life is always better.A good Loan Officer can help you look at those options and make good recommendations based on your NEEDS.
If you go to a bank directly and ask for a $500,000 30yr fixed rate mortgage, that's what you'll get...but what if another program would be better suited for you?? The bank will not help you figure that out.
A dedicated Loan Officer will help you to see your whole financial picture and help guide you into an appropriate loan that is best suited for YOU...not just the 'flavor of the month' offer from the bank... |

Yes, you can see if you qualify for a first time buyer loan through many sources - a local mortgage broker or even through a state program. Many states offer assistance for first time home buyers which includes downpayment and/or closing cost assistance as well as a loan with a discounted interest rate.

no bank helps you a lot - this is a business deal - they will use any gimmick they can to sign you up. read the fine print very carefully. take the documents home with you before signing. check out repayment clauses, what happens if you're late with your payments, & what penalties there are if you payout early - like if you have to sell. |
