First time renting help?

Its a lot more expensive than just rent, you need a good part time job to make it happen, you need to spend money on utilities if they are not included, food, cleaning, etc. I would do school housing for a year so you are settled in first.

You may have a problem because some landlords prefer couples, families etc
2 young lads may not appeal to them,
plus you obviously wont be able to give any references as I'm assuming you still live with your parents

Best thing to do is when you are working ask your employer for a reference to prove that you show good attendance and what your salary is.
Show proof of this with payslips bank statements etc
They will probably put you on a short hold tenancy which is about 6 months, just in case there are any problems with you, after that time, providing you prove yourself as a good tenant they can extend the lease

well you need to look at the total outgoing each month.

your bills will include

rent
gas
electric
water
phone / broadband
council tax
contents insurance
possible building insurance, but your landlord should have this covered

you will also need a deposit, usually a months rent and expect to pay a month in advance.

the landlord may require a guarantor such as a family member in case you default on rent payments or break the contract.

you also need to look at whether you want pets as some landlords dont allow pets.

also do you want a furnished property or unfurnished. if unfurnished then you will need to buy furniture etc... even with furnished properties you may still need the basics such tv and kitchen stuff as well as bed linen and other bits.

you may want to setup a joint account where you can just ut a monthly amount from your wages so that all the rent and bills etc.. and be paid out of. that way you will know what you have left each month to spend on food and beer lol.

From what you've said it does sound as though you are not planning this until after college -- good move.

When you first rent, many landlords require three months rent up front, i.e., first month, last month and security deposit for any damage that may occur. The security is refundable to you if the apartment is in good shape when you leave.

There are a lot of incidentals when you start out and they add up quickly. If you catch good prices on some basics now, you may want to go for it. Also if you're in a real cash crunch, you may want to ask adults you know and like and who like you if they have any old cookware, utensils, dishes, glasses, linens they no longer want or need.

If you are able to, you should try to plan so that you can swing these expenses and still have enough in the bank to cover you for three months of living expenses should you lose your job.

Having said that, few of us ever began in an ideal situation. Things may get rough and rocky - or not - but you should be fine if you are responsible and level-headed.

seriously stay in your mums. renting is expensive and very hard to get by. electric food gas rates water rates sundries other overheads. me and my missus are lucky to make it month to month and we both work. as house prices rise the wage rate doesnt match the expense of living.

for rent amounts I suggest chacking your local paper or one of those free rental magazines that some places have .
It varies a lot from place to place .
often in renting you pay the months rent in advance and a security deposit , often one months rent . The sucurity deposit covers damage you cause to the property, not normal wear.
Electricity and phone is your problem , you pay the bill. Water and sewerage are normally part of the rent.
Some places heat will be included , some its not .
The advertising should state whats included.
You also may have a lease , that details who is responsible for what , but you must pay the full term of the lease , so if its a one year lease you are responsible for a years rent , even if you move out early. There may be an option to terminate the lease with notice of 30, or 60 days .

I think you should wait until you have a job then you know what your limit is on how much you can afford to rent, taking into account all your bills etc compared to your income. Also you don't know what the market is going to be like in a few years as this may reflect on the rent. Worry about getting through you college years, as house renting/buying can be stressful.
