Flood damaged homes - should i buy one?
tropical storm allison flooded houston - i'm looking to purchase a home that was flooded, and immediately remediated. should i be worried? maybe i shouldjust look for another house?

If you are handy with a hammer and you can buy it dirt cheap, why not? You will have to replace a lot of stuff like sheetrock but you can come out pretty good if the price is right and you have the time.

If it has already been done, then I would really scrutinize the repairs. And still want it cheap-----just in case!

If you want to take the risk of being flooded out and losing all your possessions and maybe your car every few years then go ahead. A good price for a house in an area prone to flooding should be very close to zero. I'd avoid it like the plague. Now, on the other hand, of you can get it at a low enough price you may be able to sell it for a higher price to a bigger fool. In real estate parlance this is called "The Bigger Fool Theory."

without seeing it and examining it i am not sure how anyone can offer advise on it. nobody knows how long or how much water it was under. is it built on a slab? is all the electrical above the waterline that flooded? a sharp home inspector could determine it's worth. the hard part is finding that inspector. it may be a real bargain, it may be a lemon. life is full of gambles? is the owner willing to take back the financing on a low down payment? i could ask hundreds of questions..

The problem with flooded houses (or cars for that matter) is not to fix the damage that you can see, it is the hidden damage. Stuff you don't expect to go wrong can cost a lot of money (electrical, plumbing, foundation) to repair. You are probably money ahead to move on. GOOD LUCK

It is never wise to buy a home that was flooded. The water damages the structure also, somethings your not able to see. It would save you more money to eithre build a house, or buy one that hasn't been flooded.

I personally think you should not because its a lot of money..but if you have the money to remodel and decorate i say go for it!!!!

NO! The house may have been promptly remediated cosmetically, but I would doubt that structural/foundation remedies were employed. They would want to make the quick sale. Hopefully, you will not have to pay the price for that kind of thinking. Please run the other way.

Keep shopping for a house which you can confidently assume is sound and sturdy and healthy. You will probably live with it for a long time.

Only buy it if you are handy enough to fix the structure and appearance of the building...if not, then get a quote on the repairs from a remodeling business and add that on the price of the house.

pumpkin, buying a house that is/was underwater?? buying the lot is ok, but the house is wwwaaayyyyyyy beyond a "fixer-upper" save your money for a good one or find a forclosed sale. or can i interest you in a new car, that only spent 3 weeks underwater ???

i would not because of expenses to clean up and repair also don't forget the mold and mildew
