For people with more than one house?
If you only use one house at a time then why don't you just let people live in your extra one while you're not using it? I don't mean trying to swindle a profit out of them, just out of niceness. I mean, you'd be paying whether its being used or not.
Additional Details
As long as you don't have total trashbag hoe friends I don't think that would be much of a problem. You know, those people who break something and say something along the lines of "Sorry, I guess you'll have to replace that." "Huh? You think?"

A few reasons:
1. They might damage the property (accident fire, etc.)
2. liability - Your friend or his friend trips and falls
3. You might want to use it and now you have to see if it is vacant and in move-in condition.

Some people just don't like people touching their stuff. We have two houses and we are always inviting people to come over when we are there to enjoy it with us but for someone to go and live there when we are not there . . . I don't know!! Nobody will respect yourself as much as you so you take the chance of there being tension in the relationship if something were to happen and it were not handled properly in one parties mind.

Many people do just that. If the second home is in a resort/vacation area, most people have it on a short term rental program with a local real estate broker. It helps to pay the mortgage and the owners can still use it.

The short answer to this question is that there are laws regarding tenancy and ultimately , you have to define the relationship between owner of the house and the tenant(one who lives there).

How much are they paying? If not paying, is there an arrangement for rent as an exchange for service or labor?
You must define the time- when is the start date of the . tenancy ? When does it end? Again, there are rules and strict laws to be followed.

If tenancy is not defined, then it becomes trespassing, and is punishable by law.

I wouldn't trust most people to not tear it up. Renter who pay rent are bad enough and they have given a deposit.

My fiance and I own a condo ( we live in ) and his family owns a cottage. In the off season they have people live in it to manage it. Take care of garden, and lil projects around the place. It is a win-win. When we get married we plan on keeping the condo and buying a house. we will rent our condo out. Keep it as investment property.

If you don't need the house, say, for a month or two a year, or just whenever, then this makes sense. If I had a home that was just sitting unused, I would definitely consider renting it out. But if I want it available to my use whenever, then renting isn't practical.

We rent out our second home few weeks per year. You don't know how many problems you will face. Trust me not worth it. With kids and dog and not their home. We lose money. Better buy CD at least you don't lose. Or build just for your own use. You really can enjoy it.
