The best decisions I ever made, investment related, were buying and holding well placed residential real estate. Start young, hang on through the ups and downs and retire wealthy. Learn all you can about the subject. Two excellent books are "Real estate investing from A to Z " by William Pivar and " Building wealth one house at a time " by John Schaub. It's not get rich quick, it's get rich slow. But at least it's get rich! |

start by looking for desperate sellers. Offer them a 5 year lease to purchase taking over the payments of the property. Advertise the property as rent to own and get 5-10k ( or more ) down payment. Renters will only stay less than a year on average so you can do this 5 times in the 5 years ( all the down payments are your profit ). If any of the renters damage the property beyond quick repair just walk away and let the original owner deal with it and move on to another property. You have all the profit and zero liability |

Buy properties that will rent for a positive cash flow. Have the renter pay a high enough rent that it covers your repairs, taxes, insurance and mortgage payment. If you can do that I would worry about making any other kind of profit right now- you will be gaining an asset on someone else's dime. |

Know your taxes.
Above and beyond knowing to have a good CPA, what can you personally to help your investments.
Once I openned my dba I started withholding all my taxes from work. Thanks to my dba I had a lot that I could write off. So I started easy and invested the money I would be paying each paycheck in taxes into safe bank options for the first year. the money that I would have just automatically paid to Uncle Sam was now making me money! I still had the money to allow me pay back uncle sam should I need to, but now I had a few more percentage points as well. This gave me some great extra starting capital. |

Do your homework before you buy your first property, read, read, read!
Join a local property investment group, networking and learning from your peers is invaluable!
Be professional and treat your rental properties as a business.
Treat your tenants like you would want to be treated.
Get familiar with your state landlord tenant law. Landlords are the most sued people in the real estate profession! |

Don't listen to ANYONE who tells you that 100% financing is the way to go! (You should never finance more than 60% of the after-repaired value, especially in this slow housing market.)
And, another one: Make sure you understand the forms and documentation required to buy and sell a home, or use a Realtor. |
