Foreclosure?
Before everyone goes "holier than thou" on me, I already know I messed up and I'm trying to fix my problem so please save the semons and offer at least some kind word, honest opinon without being cruel, or how you handled a similar situation.

I have a 100% loan, 1st mortgage is a 3/1 interest only and the second in a 5/1 interest only. (1st mort. adjusts 04.2009)
I bought the house for 242,000 and the current market has it valued at approx $200,000 if not less.
No money down absolutely no equity in the home.
I spoke with the mort. co. and they said that since I am current there's no help for me. When I bought the home I was able to pay for everything but as the two years went by the mort has gone up due to taxes and ins. and so has the cost of living.
Even having two jobs and an extra night job and no luxuries it is becoming harder to pay the mort. Sometimes I have to pay my bills with a credit card. Should I foreclose?

Selling it is better idea than foreclosing. I am not sure what size home you have but a lot of people consider renting out a room for extra income.

I almost did the same thing but I got divorced and it never went through. Good luck.

No. Sell it. You have time to wait out the market. Put it up for sale and see what happens.

This is a very difficult situation, not just you, for many Americans that were caught by real state agents and loan bankers into this trap. The government is offering help, I do not know how to apply for, but they prefer helping you rather than foreclose, they know if you surrender the property, they will not get much from it, and it becomes a problem for the city/county if property taxes are not paid. Sorry I can not give more, but there is help, perhaps by goggling, refinancing, or getting a second mortgage will not help you. Only if monthly payments are reduced you may be able to hold the house. If you foreclose, like many are doing right now, it creates some financial problems, credit, and other that are measured by the credit report companies.
Try to make payments and continue for the next 3-5 years, the market may improve and so the value of your property. Feel free to email me to my yahoo address, if I can be of further service.

You got to stop increasing your credit card debt, in the end that's what is going to hurt you unless you file for bankruptcy, since you can walk away from the note w/o doing a bankruptcy

This is the only company I have found that is a reputable loss mitagition company that WONT charge anything upfront.... they will only charge you IF THEY CAN HELP,... unlike those other companies requesting anywhere from $1800-2500.00 UPFRONT, yet they cant gareentee they can really help..... ALMA cant either but at least they dont charge unless they do help.

You are in a tough situation. Personally, I would look into selling the place. It's simply not worth the hassle. Talk to the bank one more time and ask to speak to a manager or some other decision maker. It helps to do this during the week. If you can actually meet with the lender, that might help (I have found that face to face meetings are more productive). You mentioned the value of the place has dropped so ask them if you can do a short sale where the lender agrees to a price lower than what they lent you. This might hurt your credit a bit but it's better than foreclosure. They might also be open to a deed-in-lieu where you give up the home, hand the keys over and you're done. Please remember - the lender is under no obligation to do any of this so you can indeed come away with nothing.

oKAY TO KEEP A ROOF OVER YOUR HEAD CAN YOU LET GO OF THE CREDIT CARDS AND PAY WHAT YOU WERE PAYING O NTHE CC TOWARDS THE BALANCE ON YOUR HOME AND THAT WILL MAKE THE PAYMENTS COME DOWN.

Their view is the 100% "Combo" loan is "unconscienable" highly "predatory" AND 'unlawfull" . And,lenders are required to maintain a 100% ZERO tolerance for errors, omissions any micromisrepresentation's. I can assure you after 25 years of underwriting the stuff on the secondary (for lender exposure) I would cite at least 10 instances where you were, ahhh, well, ummmm, "HOSED" .

Example, handwritten or computer generated appplication? Last minumte change in terms? Stated Income Loan? LENDER FRAUD! Stop crying the blues and pay your dues cause here is the good news...Begging for releif is called "hardship" and Sorry Pal - 2 job's "Succa" No breaks for hardship! Stand up and fight like a man. Go to a company that audits borrower files and NOT a Stop Foreclsure Now" scam America needs to wake up! So do you...just do it NOW! If you don't live with or have a top notch underwrter as a buddy, then again try (web site) www.borrowerhotline.com and see their blog (good info.) These guys audit the file and then file a claim n your behalf, to get your lender to start treating you with respect! So be cool and don't be a fool! Later
