Offer lower. There are still plenty of people out there who will not accept that their property is worth less than it was worth 1-2 years ago. If they don't like your first offer, you can always offer more but you can't offer less. |

Well, do the comparible sells in the area. Sometimes sellers actually ask the value of a house. But it does not hurt to bargain. Particularly if there are other properties that are available in the same area, style. |

Considering the current state of the real estate market, you might get away with offering less. Also, if money is tight, see if your bank's REO department has anything suitable that they want to unload; you could get a really good deal on something. |

The market the way it is you could give it a shot. However, it all depends if owners are in a hurry to sell. You have to remember sellers still want to make a profit if possible.
You can make the offer. If not excepted make a lower offer until an agreement to made. |

Hemit was over built in the last few years, their should be some good deals. From about 2003 to 2005 the prices went up maybe 50% to 75% and have fallen quite abit. You will probably find many people desparate to sell their home but unable to becasue they will owe more than the home is worth. Find out what other similar home have sold for in the area and offer less. It may be more or less than a 10K discount.
Check into new construction, many the builders can offer their homes for lower than those who either bought or refied a few years ago. |
