Going to view a house tomorrow bit of advice?
We have been renting a flat since last May. It was fine through the summer, but since winter has come we have found it to be very draughty and cold. We are wanting to get a mortgage on a house ideally, but at the minute we are in the process of looking for houses to rent for the space. We are looking at 2 tomorrow afternoon. Is there anything we should be looking for inside that determines whether or not to go for it? Any advice? Is has the basics of what we want - 2 bedrooms, drive etc, but what about the smaller things?

Yes I realise its better to put money down on a house to buy, and that is the plan. But with everything so bad at the minute with mortgages its pretty impossible to get one. We are saving and nearly got our 10% but in the meantime we need more space which is warmer, not wasting our heating bill and we are living with damp walls. It is only temp.

If you are moving due to drafts/cold then ask to see the Energy Performance Certificate which the agent or owner are required, by law, to provide. This will give you an indication of heating costs, efficiency and any improvements which could be made.

It's good to take a tape measure to measure the rooms to see what furniture will fit.

Walk up and down all the streets in the sorounding areas. Look for shops, transport, gangs of kids, homeless people etc.

Winter is a good time to buy because prices are lower. One small reason for this is that the grass and trees are brown, and don't look as nice as in summer.

The things you want to look out for are as follows:
- Is there one tap or separate taps for hot and cold water - having 2 separate taps makes it very hard to wash dishes?
- Storage space - Preferably 2 separate storage spaces - one that can be used frequently for coats or extra groceries etc and the other one for stuff you get out only in a while e.g. large bags etc
- Storage space in the bathroom
- Do the heaters have individual controls i.e. if you turn on the heating at home can you switch off heaters in rooms you don't want to be heated?
- Does the house/flat/complex have a Sky dish?
- Does the house already have a BTNat westt phone line?

I'd sit outside in the car for a whole day - to see if the immediate neighbours are smackheads etc.

They will never tell you, and you have no other way of knowing.

If you've never personally known a smackhead, then you've no idea what you'd be letting yourself in for if you moved in next to one (or worse, a whole smackhead family).....

I would just take a good look around. Don't feel embarrassed about it as you could potentially be living there. Test out things like the shower to see if it works well enough (showers without pressure are awful). Look out for signs of mould or damp.

Ask to see the utility bills for the past year or call and get the records so you can see if it is energy efficient or another place that will drain your utility budget.

Look out for double glazing, central heating, draught excluders, the boiler make sure it is not too old as they always give problems, signs of damp or condensation, new electrical sockets not the older type, after checking those things you should be okay.

Well in my opinion you should save enough money to put a downpayment on a house and stop making landlords rich by renting. You should really worry about the major items such as the roof, foundation, windows, and central A/C. Foreclosed homes are a great buy right now.
