Here in the states we have a show that has tips for selling homes. Of course, cleanliness is important. Have you moved out? If the house is empty, potential buyers can't realize the size of the space in the rooms. Try "staging" some furniture in each room to provide an idea to people as well as create a "classy" look to the place. You don't have to spend much in order to do this. Cheap table and chairs in the dinning room with some dishes and centerpiece in place. When you are showing the house, light some candles or throw some cookies in the oven to give the house a "homey" smell to it. If there are any "problems" in the house, try to get them corrected as well. Investing a couple hundred dollars may prove a good investment in the long run. Organize an Open House and try to listen to remarks made by people as to what they like and don't like. If the house doesn't sell, try to fix some of the negative things people said about the place and then hold another open house. Good luck, the market here in the states is tough right now, hopefully you can get your place sold quickly. |

Paint everything white or cream, move out if you can the no chain will attract more buyers. The market it mega slow atm though so you will have to get lucky.

I do not want to offend you but, maybe your house is overpriced or your agent is not aggressive enough. Have you thought about reducing the price or auctioning it? As you know the housing market is in a major slump. You need to make your house stand out. Try some creative incentives. |

Have you had any feedback from the Agent following viewings? Sometimes small things can make a huge different, unless your house is immaculate. Neutral colours, no ornaments and clutter, spotlessly clean, and a tidy outside can all help. Are you depending on the sale to fund your move/Mexico house purchase? If not maybe you could rent your house until a buyer is found? |

Have you 'house doctored' it?That is, packed away everything you don't need, ornaments and personal photos etc. Have you given it a good clean so it looks sparkly clean and smells great. Are the beds made before people come? Are the bathroom and kitchen spotless? If yoy have done all this and it still isn't working - try auctioning it. You complete the same day. |

you should take some pics of it and upload them on photobucket and then ask people, things like what can i do to improve the liklyhood of sale? or things like that, someone might even make you a offer! |

My advice is to stop lowering the price. I know that sounds crazy but when a buyer sees that you have lowered the price twice they usually think that you have found something wrong that they will end up having to fix.
Make sure you are getting maximum exposure. Post it on the Internet at different sites. Even on here. Just get the word out that you NEED to sell.
Also you may want to check on doing some inexpensive upgrades to it. You know things like new paint in a room, adding crown molding, or new faucets. Things like that are fairly inexpensive and really make buyers think that you have sunk a ton of money into the house.

Your answer is in your question: “We’ve dropped the price twice.”
That tells me that A) your home was overpriced from the start & B) since it hasn’t sold, it’s still overpriced. Problem is that when you overprice from the begging, you’re probably going to end up selling for less than if it was priced right the first time because now you have to keep dropping and dropping until it catches someone's attention. It’s an unfortunate consequence to the “I can always drop the price” mentality. |

It's important to list it on several websites. Include good information to describe. Also include several good pictures. Maybe have extra photos available on Google Picasa.
If you list on many of the large websites, that way the maximum number of people see it. You will still need to gradually reduce the price over time. |

Are you near any of the military installations in the UK? If priced right you may find a military member who may be interested. If not, you should perhaps look into making it a rental property and let the equity build up. |

Act on the feedback given to you by your agent... If they haven't given you feedback from the viewings, change agent, they're not doing their job.
It is a tough market but a house priced correctly will sell.
Has anything else near by sold recently?, how is that house different to yours?
