Unless you have handed over a bond of any description you shouldn't have too much to worry about - talk to your landlord and explain your difficulties.

I had a similar problem.

The best thing to do is speak to them and tell them your situation. Chances are they will advertise for a new tenant and you will be liable for the rent until the new tenant moves in. It is highly unlikely that they will come afteryou for the full amount.

Tel the landlords but they will expect you to pay the full 12 months unless they can relet the flat straight away. My sister had the same problem and they took 1 months rent from her as that was the amount of time the house wa empty - she didnt have a choice to pay as they took it from the retainer money she paid to them xxx

To be honest with you - if the LL didn't check your credit rating then he's only got himself to blame. Call your LL, explain the situation, say you can move out immediately (if you can) and if you gave a deposit / security / last month rent tell him to keep it. If you didn't, as an act of goodwill offer to pay one months rent.

Next time think and do some simple calculations before you make a financial commitmment for any period of time.

UPDATE - Regardless of what people say about contracts, they can all be broken, it's just what the assessment is of the punishment e.g. if the worse came to the worse and you were taken to court it may be likely that you would have to perform on your contract i.e. pay the amount that would have been paid, but you would do this in a convenient manner.

first of all check the terms of your contract. at university i moved out of the flat i was living in by finding a replacement, advertsing round the university, on gumtree etc and managed to find someone within a couple of weeks to replace me so i didnt have to pay another months rent.

Don't just check your contract, check state law. When I went to move in with my husband after we got married, they told us I had to apply. We told them that NY state law allows me to move in without applying and they dropped the issue. Then they tried to charge us in February for the rest of the lease (Feb-May) because we moved out early. They didn't even try to fill the apartment yet. NY state law requires landlords to attempt to rerent an apartment to minimize charges for tenants who break leases. The landlord has to prove they made an attempt to rerent. We mentioned that to them and they sent us a new bill oweing nothing.

I suggest that you go to your local CAB and take a copy of the contract with you and see what they say.

most tenancy agreements are for 6 or 12 months, it doesn't mean you're obliged to stay. give a month's notice. check the contract thoroughly. see citizen's advice if you need to.
