I'm sorry. The two of you have absolutely no business looking for a home to purchase. If you buy it now, Murphy and his 3 brothers, Broke, Desperate, and Stupid, will all move into your back bedroom. DON'T BUY A HOUSE !!!!!!!!!!!!!!!!!!!!
Get yourself a healthy down payment (20 % down is good) make sure the loan is no longer than 15 years, and that the rate is fixed (no adjustable rates). Make sure that the payment is NO MORE than 1/4 of your take-home pay. When and only when you have these things in place, you will be better prepared....

if your credit score is low, because you don't have any- you should try to get approved for FHA loan- they will accept alternative credit like your utility bills, phone, gym e.t.c, but if your boyfriend credit is bad- this will be a problem in today market.

Yikes. I would say at this point you should be renting and saving money. Try to get a credit card and start building/repairing your credit. There are also things called alternative credit. Basically, anything you make a monthly payment on that has your name on it. Things like a cell phone bill, utility bills, cable bill, etc. These things don't require a credit check but they still show that you have been making the monthly payments on time. My wife and I are trying to buy a house. She has no credit but my credit score is over 750. Even so, she had to provide four types of alternative credit before we would be approved for a loan.

Talk to a mortgage broker. You would be surprised how they can find ways for you to get a loan that you can afford to pay.

You might be eligible for a low-income Federal Program to assist you. They have access to all that too.

Yeah... well this is the reason why so many people are losing their homes now. But if you really want to buy a house then you need to look in your local newspaper for land contract or lease/option purchases. These are based on cash down and not your credit.

I had the same situation~Many people out there believe that credit repair is a scam. And, to be honest, there are a lot of scam artists out there posing as credit repair specialists. However, it should be noted that most of the myths about credit repair are perpetuated by the credit reporting agencies. They don't want you challenging what they do because it costs them money. So they will tell you that you don't need to do credit repair or that you can do it yourself. While that is true, it is also true that you can repair your car yourself when it breaks down. However, you take it to a mechanic because you know the mechanic understands engines better than you do.

hmmm.. First, make sure you can actually afford a home (not just a payment).. Take into consideration taxes, insurance, repair, maintenance, etc.... If you have no credit and your b/f has that low of a score, then my guess is that you prob do not have the means to manage a large loan such as a loan. Be careful getting into an interest only / flex pay / ARM loan. Insist on a 30 year fixed... Remember, todays market is not the same as the market 4 years ago. If you get into a house, make sure you KNOW you are going to stay for at LEAST 5 year to ensure you at least bread even.

If i were you, I would EDUCATE yourself before buying. Also, watch your source of eduction.. Mortgage Brokers, Bankers, Realtors, etc are NOT the best source for this (they make money when you buy a home, do you think they are going to tell you NOT to buy???)... Go to the library and look for books on Personal Finance, Mortgages & Home Repair / Maintenance..

5 yrs, your credit will be perfect and you will

Make every payment perfectly. UNTIL you do, do not start the 5 yrs clock!
