Has anyone ever gotten a home loan with low credit scores and only in business less than two years?

It is possible, but your rates would be higher than those with higher score. However as a loan advisor I have helped many in your situation. If you are refinancing I would suggest encorporating your wife's debt in the mortgage to raise her score, and in a year refinace using her higher score to lower your mortgage payments. What your business grossed is meaningless. All they care about is if you have the resources to repay the loan. Does the business provide enough cash for the loan, insurance, and taxes, with plenty left for other costs and contingencies. I would be more worried about the scores than the income; it looks like you have a habit of late payments.

You need to keep working on the credit. The sub-prime mortgage days are at an end, and the lenders have tightened their underwriting requirements. Good fico scores of 660 or better, and two years trackable employment. If what you guys did before you started your own business was similar you are good with that, but the credit is still too low. Even if you can get them up to 620 or better you would be in a much better position. And the lenders will look at your income AFTER profit and loss, not before it, so if 79,000 is what you grossed they will look at the number after all of your write-offs. I am guessing that number is lower. Take 12 months to work the credit, open a secured low limit credit card and pay on time, clean up what you can and then move ahead. Good Luck.

i got my 1st house with a credit score of 530 and an ARM of 7.49% yes it was high, but i put nothing down and again i was low in credit and just starting out, and the idea is to refi that ARM at the end of the 2-3 yrs period, so now i am at a fixed rate of 6.25 percent which saves hundreds of bucks a month, and a little secret i learned from my lenders and loan officers, get a dulex or triplex so the lender feels a little more secure in knowing you will be getting money in from rents so you have a better chance at paying back the money you borrowed, the lenders love to see you DTI...debt to income ration be below 50, meaning only HALF of what you make monthly is going out on bills...email me if you would like to talk, this has been really successful for me, i am about to sell the house to, bought it at 118 thou, selling it for 200 thous, course it was a duplex and i made it into a 4plex....a nice profit for someone who started with nothing and we ALL HAVE TO HAVE A PLACE TO LIVE, another thing i learned is i borrowed the 118 a heck of a lot easier than i did the 25 thousand for my car, reason being they told me....YOU CAN HIDEA CAR YOU CANT HIDE A HOUSE....i case they gotta "repo" it or in a houses case foreclose on it....

It can happen, depending on what you mean by "low" scores. Basically, when it comes to Mortgages here's a few things to remember:
The 4 "C's" of Mortgages-
1. Credit Report
2. Capacity to pay the loan back-Income
3. Capital/Additional collateral or liquid assets
4. Collateral-The home you are buying or capital
Now, in some cases, the Loan to value and capital can compensate for bad credit and capacity. Just as sometimes credit and capacity can compensate for no capital or collateral. It all depends on your situation. I wish you luck, though! If you have more questions, visit: http://www.gofrf.com

lending guidelines change and with the current market have been changing a lot lately. What you could have borrowed three months ago is not as good as what is available today, and may be even different again in the next couple of weeks.

A key concern would be how much you will be putting as a down payment ( as a percentage ). Also, a very good LO (loan officer) or broker can help you better than a borderline one. Your file has to be built for optimum chance of acceptance by an underwriter for a lender, and it has to really make sense.

Why are your scores so low? What were you doing prior to being in business for yourself? What kind of business is it? How do you define your income from your self-employment? And, a host of other questions.

If you're looking for 100% financing, you're out of luck right now. If you're looking for 60% financing, no problem. Anything in between takes some more answers
