Have you ever managed to persuade the landlord of a "no pets allowed" place to let you keep a pet?
Me and my boyfriend would love to get a place together but buying is not an option. The trouble is we have 2 small dogs (they don't chew or destroy anything and they're very well behaved, eg. no peeing on the carpets!) but it seems there aren't many places willing to allow dogs. BUT they're happy to have smokers! A smoker would do more damage than my dogs any day!

I managed to talk my landlord round to letting me have a dog.

I paid an extra £150 on top of my deposit when i moved in, i then agreed and added a clause in the agreement that when i moved out i had my carpets professionally cleaned and gave the invoice to agent as proo. Also that the landlord could kept the extra £150 for a further month after my deposit was returned in case of flea infestment when new tenants moved in.

It is a bit extra to save up but worth it as i got to keep my dog!

i managed to convince my current landlord to allow me to hav a pet. granted was a snake lol, however same baot as you i want a dog but cannoy get one, have managed to convince them to let me have a cat though, stupid landlords i think you will all agree.

Personally, I haven't had to deal with your problem, however my good friend was in a similar situation... trying to start a new family and finding a house to rent with a dog. He found a place, after a long time of looking, but the landlord was pretty set on not allowing any dogs. I guess my friend gave a good impression on him, and the landlord agreed to allow the dog based on his guarantee that the hardwood floors wont get scratched.... and he doubled his security deposit as well.

So maybe you have to address their concerns. acknowledge them and suggest ways that you could work around them, such as increasing your security deposit. You have to convince the landlord that it wont cause any problems.

Offering to pay an extra deposit does work, but you may find that it will be non-returnable. I convinced a landlord to let me keep my dog for an extra 20 pound a month. good luck :)

I smoke & have dogs.

I had no problem really, despite a no pets rule. Meet with the landlord, and appeal to their better nature if you can.

There are obvious reasons why people say no dogs, as some can be very destructive, and use the place like a toilet, but the landlord already has your deposit, as you could point out. People can be reasonable, but you need to ask.

Sometimes the owners are concerned about pets for various reasons and will not allow them at all. If they do allow them it will be an additional deposit. Offer and find out.

you'll have better luck going through an independent landlord who advertises on craigslist or your local paper instead of building or management company unless the management company already allows dogs.

i smoke and have a dog as well. i've had the best luck searching on craigslist and filtering the responses to people who allow dogs.

Check the bylaws in your local area to see what the rules are. I have 2 cats and in the past I have had toy pay a pet deposit (normally non refundable) which can get pricey but is worth it to have your canine family members with you. You may find it easier to go with a smaller rental company or an individually owned property instead of a building owned by a large company. You will probably find that a landlord who has pets of their own who owns either a small apartment building or has a suite in their home would be the most understanding. Either way keep looking the perfect place for you is out there.

Before asking, look at the house. If they have fancy hardwood floors for example, they will likely say not. But if you meet with some landlords, they may agree. Just be prepared to pay a rather large security deposit for the animals, in addition to a pet rent. I rented someplace where the landlord charged half a months rent for the pet, plus an additional $50 a month on the lease.

Not a good idea. If a landlord doesn't allow pets that means they don't like them. If you manage to convince them to make an exception this one time, they will constantly be inspecting you and harassing you about the dogs and their behavior and damage they are doing, even if they are being little angels. Some people just don't like pets.

Often the reason a landlord will state "no pets" in an apartment is because their lease with the management company states there are no pets in the block, so they're not being fussy or choosy - they are governed by rules they have to uphold.
Therefore, if you have two small dogs, you would be better to apply for a house as opposed to an apartment, as a clause could be written into the lease holding you responsible for any damage the dog does. Offer a higher deposit - it could sway the landlord's decision.
I have a couple of apartments where no pets are allowed - and a small house where a lady lives quite happily and trouble free with her dog. Also, it would be much more appealing to a landlord if you were looking for a long lease on a property - then "if" the pet did any damage, you would have to live with the problem for longer yourself.

I don't permit smokers, but don't believe that smokers do more damage than dogs ANY DAY. I prefer to have NO pets, due to irresponsible pet owners and some poorly trained pets. And I am a pet owner, dog and cats.
Money talks! So offer additional significant pet deposit to ensure against damage by your pet.
