Hello: My wife has a property management company. When she recommends workers to the landlord for repairs?
should she get a percentage for that. Should she communicate with the landlord about this mater. In other words is it ethical? Could it be a conflict of interest here with the landlord. P. S. I am sorry about the question mark that is found in the 2nd Sentence, landlord for repairs. At that point that is not a question. I can not delete of the question Mark.

Landlord
Your wife has a brokers license, she should know this.

What you are suggesting is illegal.

After full disclosure, she must ask the landlord for permission. It is unethical otherwise. It's a kickback and could lead to her chosing workers on the basis of their kickback rather than their skills. In essence she is taking the landlords money.

YOU did not volunteer whether you wife has employees who
are repair people.....I bet she does not and if she
hired a few, that problem would be solved. [She would
charge the LL for the cost of repairs.]

Sky Salad Clipper
Unethical if not illegal. It is that kind of dishonesty that has help to propel the country into the economic mess we now find ourselves in.

She can get a % in some states as long as she discloses that to her clients..

Why in the world would your wife receive a percentage for a recommendation? Is she guaranteeing the work or worker? She would only be entitled to a mark-up if she performed an actual service such as subcontracting with a worker to complete the repair the job.

Yes, it's definitely a conflict of interest for your wife to refer a vendor because she received a kick-back. Your wife's clients expect her to base her referrals on vendors because of their quality and affordability.

Your wife is earning money from the property owner to keep tenants in the house. If any problems arise it's your wife's job to find someone to repair the problem. Should she get paid extra for that NO!

What you're proposing your wife participate in is called receiving "kick backs" and this is unethical and depending on what licenses and certificates she has she could lose them over doing something like that. It's not worth it.

A percentage of what exactly? A percentage of the repair cost? Whos gonna pay the percentage, the vendor? If this is what youre talking about, then thats a kickback, and in most places its unethical or illegal.
